Highgate: Three Boroughs Before Any Drawing Package

Highgate is not one planning culture. Fix Camden, Haringey or Islington on the title plan before any red-line sheet is issued.

The first Highgate sheet is the location plan

Highgate can sit in Camden, Haringey or Islington. A wrong authority on the location plan invalidates the package before conservation character is debated. The postcode N6 is not an LPA.

Conservation sub-areas and appraisals differ between the village core and lower slopes. Elevation notes must cite the correct grain, and sloping gardens make section drawings the primary evidence for projection and eaves height.

How the sequence should run

Confirm authority and designations → choose householder, LDC or listed building route → survey levels and host fabric → design against amenity and character in section → validation-ready planning package → building regulations and party wall after the envelope freezes. Freeholder packs apply on converted houses.

Local pages such as our Highgate area guide, Highgate planning drawings and Highgate house extensions are written for that three-borough reality — not a single “N6 template”.

Basements and slopes

Lower-ground ideas on falling Highgate gardens need levels, retaining and drainage designed early. Do not paste a Camden BIA package onto a Haringey pin without checking local requirements. Confirm which borough’s basement policy and validation list apply first.
