Frequently asked questions

How do I know which service I need?

Most projects move through several of these services in sequence — feasibility, design, planning, technical design and construction support. If you are unsure, send us the property and a short description and we will advise the likely route and what is needed first.

Do you offer a full architectural service?

Yes. We can take a project from first brief to completion following the RIBA Plan of Work, or provide focused appointments such as planning-only or building regulations packages.

Which services do you deliver in-house versus coordinate?

We provide architectural design, drawings and coordination in-house, and we prepare heritage statements in-house too, involving specialist heritage consultants for the most complex or highly graded assets. Regulated and specialist input — structural engineering, energy assessment, fire engineering and party wall awards — is provided by appropriate specialists whom we coordinate. We are clear about which applies to each service.

Can you support leasehold flats and Licence to Alter applications?

Yes. We prepare reconfiguration designs, Licence to Alter and freeholder consent drawings, and coordinate the structural, acoustic and fire information freeholders and managing agents require.

Will you guarantee planning permission?

No. The decision rests with the local planning authority. We design to give a proposal the best reasonable prospect and advise honestly on the risks, but approval cannot be guaranteed.
