North West London

Architects in north-west London

Our office is in Hampstead, NW3. We design extensions, lofts, basements and refurbishments across north-west London and prepare the planning and building regulations drawings, checking the council and conservation status of each address first.

Why the address matters

Five councils, one part of London

North-west London is not one planning authority. Camden, Westminster, Brent, Barnet and Harrow each apply their own local plan, conservation-area appraisals and Article 4 directions, and the boundaries run through the middle of neighbourhoods. We confirm which council and which designations apply before a scheme is drawn.

Postcode districts covered on this page: HA1, HA5, HA7, HA8, NW1, NW2, NW3, NW4, NW5, NW6, NW7, NW8, NW9, NW10, NW11, W9. A postcode does not settle the council, so we always check the address itself.

7 areas

Camden council

Hampstead, Belsize Park, Swiss Cottage and West Hampstead fall under Camden, where conservation areas and Article 4 directions are extensive and every basement needs a planning application.

3 areas

Westminster council

St John’s Wood, Maida Vale and Little Venice are mostly Westminster addresses: villa streets, mansion blocks and canal-side terraces where façade changes are assessed closely.

7 areas

Barnet council

Golders Green, Hendon, Mill Hill, Colindale and Edgware are Barnet addresses. In Hampstead Garden Suburb the Suburb Trust’s consent is needed as well as Barnet planning permission.

4 areas

Harrow council

Further out, Harrow on the Hill, Stanmore, Pinner and Hatch End are Harrow addresses, many of them interwar houses where permitted development may be available outside conservation areas.

North-west London questions

Which areas of north-west London do you cover?

We work across north-west London, from Hampstead, Belsize Park, St John’s Wood and Maida Vale to Kilburn, Willesden, Golders Green, Hendon, Mill Hill, Edgware, Stanmore and Pinner. Each neighbourhood listed on this page has its own local page covering the planning authority and conservation context for that area.

Which council will decide my planning application in north-west London?

It depends on the exact address. North-west London is split between Camden, Westminster, Brent, Barnet and Harrow, and part of Harlesden falls under the Old Oak and Park Royal Development Corporation. Boundaries run through neighbourhoods such as Kilburn and St John’s Wood, so we confirm the authority from the address before any drawings are prepared.

Do I need planning permission for an extension or loft in north-west London?

Not always. Many houses outside conservation areas can extend or convert a loft under permitted development, within its limits. Inside a conservation area, or where an Article 4 direction applies, more work needs a planning application. Much of Hampstead, Belsize Park, St John’s Wood and Hampstead Garden Suburb is designated, so the address check comes first.

Where is your office?

Our office is in Hampstead, NW3, so north-west London is where much of our work is. We also work across the rest of London.

How do I start a project?

Send the address, a few photographs and a short description of the work. The first consultation is free and there is no obligation. We will tell you which authority applies, whether a conservation area or Article 4 direction affects the property, and which drawings or applications you are likely to need.
