Architectural appointments work best when the scope of drawings and approvals is matched precisely to the property's tenure, heritage status, and construction stage. A straightforward single-storey rear extension on an unlisted suburban house needs a different level of heritage research and council negotiation from a multi-layered conservation-area extension, a Grade II listed internal reconfiguration, or a leasehold mansion-block Licence to Alter.

When you select your property type, proposed works, and conservation or listed context above, the package finder evaluates whether your project is best served by:

• A £395 Planning Route Review — ideal when you are weighing up options before buying, testing a borderline conservation-area or roof-terrace brief, or checking whether Permitted Development or full planning permission applies.
• A Fixed-Fee Planning Drawings or Householder Planning Package — covering the measured survey, existing and proposed floor plans, roof plans, contextual elevations, sections, and Design & Access / Heritage documentation needed for a validated borough submission.
• A Licence to Alter or Listed/Conservation Specialist Pack — where freeholder surveyor sign-off, structural beam splicing, acoustic floor build-ups, or Listed Building Consent schedules of work are central to the approval.
• A Building Regulations & Technical Drawing Package — once planning consent is in place and you need coordinated RIBA Stage 4 construction drawings, structural calculations, fire safety (Part B), thermal performance (Part L), and drainage details for Building Control and contractor tendering.
