Often yes in London. Single-storey rear extensions can sometimes use permitted development within depth and height limits, but conservation areas, Article 4 directions, flats and earlier extensions frequently remove that route. Light, garden and proportion

The success of a rear extension is usually decided by light and proportion: how daylight reaches the existing rooms behind it, how the new space opens to the garden, and how the addition relates to the rear building line and the neighbours on either side. Rooflights, glazing and a carefully judged depth often matter more than sheer size. We design rear extensions that feel generous and bright without overwhelming the house or swallowing the garden.

How deep can you go?

Depth is the first question on every rear extension, and the answer comes from two directions at once. A single-storey rear extension can sometimes proceed under permitted development within set depth and height limits, but those rights are commonly removed in conservation areas and by Article 4 directions, where the council instead expects you to respect the established rear building line of the terrace. Rather than simply pursuing the biggest footprint, we test the deepest extension that is both lawful and genuinely well-lit for your house.

The 45-degree test and your neighbours’ light

The most common reason a rear extension is refused is its effect on a neighbour’s daylight, and councils judge it with the BRE guidance and the 45-degree rule of thumb — a line drawn in plan, and often in section, from the centre of the neighbour’s nearest ground-floor window. An extension that crosses that line is presumed to harm their light and invites objection. We design the depth, height and position to respect these tests where we can, and where a scheme genuinely needs to push them we say so early and build the planning case around it rather than discovering the problem at decision stage.

Rooflights, glazing and avoiding a dark middle

The hidden risk in extending the back of a house is darkening the middle of it: the original rear room can become a gloomy circulation space once the new extension is in front of it. We plan light from the start — rooflights over the new space, a slot or glazed link where the old and new meet, and glazing proportioned to the orientation. Large rear glazing also has to be managed for overheating and glare, designed through specification, shading and ventilation rather than left to cause a room that bakes in summer.

Drainage, build-over and the back of the plot

The rear of a London plot is where the drainage lives, and it routinely shapes the design. Building near or over a public sewer requires a build-over or build-near agreement with the water authority, and the position of the existing rear gulley, rainwater drainage and any sustainable-drainage requirement all affect the foundations and the floor level. We identify these early — along with any party wall matters where the extension runs along a boundary — so they inform the design rather than surfacing as an expensive surprise once work begins.

Depth, height and neighbour amenity

Rear extensions are judged on how far they project, how high they rise, and how they affect neighbours’ daylight, outlook and privacy. The 45-degree tests and BRE guidance are practical design tools, not abstract policy. We set massing against the host house and the gardens either side before detailing kitchens, so the planning case is not undermined by an over-deep box.

In terraces, matching the neighbour’s established rear building line often helps. Breaking it can still be supportable with a careful roof form and honest materials — but only when the amenity case is proven in section as well as plan.

PD, LDC or householder application

Where genuine permitted development remains, a lawful development certificate documents the position for sale and lender certainty. Where rights are reduced or the design exceeds limits, a householder planning application with coordinated planning drawings is the route. We choose deliberately rather than assuming a blog-post size limit applies to your pin.

After principle is secured, building regulations drawings, structure and party wall information make the scheme buildable. Pricing from planning sheets alone is how budgets drift.

Opening the house into the garden

Most rear projects succeed when the old kitchen wall comes out on steel so the new volume reads as one room with garden access. Beam depth, ceiling continuity and threshold levels are design decisions, not afterthoughts. We coordinate the engineer early so the open plan you want is the one that can be built and approved under building control.

Glazing to the garden needs solar control and ventilation strategy so the room does not overheat. Beautiful glass without comfort is a common complaint on poorly specified rear extensions.
