Head-height, roof pitch and what a dormer wins

Whether a loft works at all comes down to head-height under the ridge, and that is a product of the roof’s pitch and structure. A steeply pitched Victorian roof may give good height at the ridge but usable width only in a narrow band; a shallower roof may lack standing room entirely. A dormer changes the geometry — replacing part of the sloping roof with vertical walls and a flat or shallow roof — so full head-height extends across a far larger footprint, turning an unusable void into a real room. We assess the existing roof form precisely, because the size, position and type of dormer that will genuinely transform the space depends entirely on the pitch and structure you are starting from, not a standard template.

Hip-to-gable and reclaiming the roof’s volume

On a house with a hipped roof — where the end slopes inward to a point rather than rising to a vertical gable — a great deal of potential volume is lost to that slope. A hip-to-gable conversion rebuilds the hipped end as a full-height gable wall, squaring off the roof and reclaiming the space behind it, and it is frequently combined with a rear dormer to open up the whole loft. It is a more substantial structural alteration than a simple dormer, remaking the end of the roof, and its impact on the house’s appearance from the side is real. We design hip-to-gable conversions to unlock that trapped volume while keeping the enlarged gable in proportion with the house and its neighbours.

Roof form, massing and the planning rules

Reshaping a roof is where loft conversions meet their planning limits. Permitted development allows dormers and hip-to-gable additions within volume allowances and subject to conditions — materials to match, no extension beyond the plane of the front roof slope, set-backs from the eaves — but those rights are removed in many conservation areas and by Article 4 directions across London, where roof alterations are especially sensitive. Boroughs scrutinise the bulk and design of a dormer on a visible roof closely, and an oversized box dormer that dominates the roof is a common cause of refusal. Stairs, structure and a room that works

A loft is only usable if you can reach it properly and stand up in it safely, and the two hardest practical problems are the new staircase and the structure. The stair has to land within the loft with adequate head-height over it and steal as little space as possible from the floor below, which on a tight London plan is a genuine design puzzle. Structurally, the new floor and the reshaped roof need proper support, and fire escape and separation from the floors below must satisfy the building regulations. We resolve the stair position, coordinate the structural engineer for the floor and roof, and design the fire strategy, so the finished loft is a room that is comfortable, safe and easy to live in rather than an awkward attic reached by a ladder-like stair.

Volume, ridge and head height

Dormer design starts with survey: ridge height, rafter depth, chimney positions and the stair drop from the floor below. Head height after insulation is what makes a loft a bedroom rather than storage. We test warm-roof versus cold-roof build-ups early because insulation position changes the usable volume.

PD volume allowances (broadly around 40m³ terrace / 50m³ semi or detached, subject to conditions) are cumulative with earlier roof additions. Precision drawings matter for certificates and applications alike.

Stairs, fire and the floor below

A loft is only as good as the stair that serves it. The flight steals space from the floor below and triggers fire strategy once a house gains a third storey. Protected stairs, detection and escape are resolved with the plan, not after joinery is ordered.
