Owners of an unlisted house, outside sensitive constraints, with a clearly-defined, standard-scale scheme.

- Drawings prepared for a householder or lawful development application

What’s not included
- Council / Planning Portal application fees (paid directly to the local authority)
- Measured building survey (arranged separately unless specifically included)
- Structural engineering calculations and details (coordinated separately)
- Building control / building regulations submission (unless specifically included)
- Party wall notices, awards or surveyor fees
- Listed-building, heritage or design & access statements (added only where the application requires them)
- Major redesigns or alternative scheme options beyond the agreed scope
- Unlimited revisions — only the stated revision rounds are included
- Specialist reports (arboricultural, daylight/sunlight, flood risk, basement impact, etc.) unless specifically listed
Expected next step
Once drawings are agreed, we can prepare and submit the application (see the Full Householder Planning Package) or move to building regulations.
Important caveats
- Suitable only where the route is genuinely standard; listed, sensitive or larger schemes are scoped via the £395 route review first.
