What a root protection area actually stops you doing
A root protection area is a notional zone around a tree, calculated from the diameter of its stem and adjusted for the tree’s form and the site conditions, within which the roots that keep the tree alive are assumed to lie. Its practical effect on a building project is broader than most people expect, because it restricts far more than digging foundations. Excavation within it is the obvious constraint. Less obvious are the others: raising or lowering the ground level, which changes the depth of soil over the roots and can suffocate them; storing spoil, materials or a skip on it, because compaction from loading is one of the commonest causes of tree decline on construction sites; running site traffic across it; mixing or washing out concrete anywhere it can drain into the area; and installing service trenches through it. On a small London garden the root protection area of a single mature tree can cover most of the working space, which is why the construction method statement matters as much as the drawing. Where work genuinely has to happen inside the area there are established techniques — hand digging, ground protection matting to spread loads, a no-dig cellular raft, piles and ground beams that span between root zones, or air-spade excavation that exposes roots without severing them — and an arboriculturist will specify which is appropriate. What does not work is designing the extension first and consulting the tree afterwards, because at that point the options are to redesign, to apply to remove a tree you may well be refused, or to build something that quietly damages a tree you are then liable for. On a designated address, or where the tree carries a preservation order, that liability is not theoretical.
