What a temporary works design contains, and why it is not optional
Temporary works are the structures that exist only during construction, and on a terraced kitchen extension they carry the entire back of the house for a period of days. The design is a real engineering exercise with real inputs: the load being supported, which includes the floors, the roof and any wall above the opening; the route by which that load reaches the ground, through needles, props and sole plates; the capacity of the surface the props stand on, which on a suspended timber ground floor is frequently not adequate without spreading the load onto the ground below; and the sequence in which everything is installed and struck. A drawing showing needle positions, prop capacities and the order of operations is what a competent contractor expects to receive, and its absence is a warning sign rather than a saving. Three failures recur where it is skipped. Props are stood on a ground floor that cannot take a point load, and the floor deflects, which drops the wall above and cracks the plaster on both sides of the party wall. Needles are spaced too far apart for the masonry above to arch between them, and a section of brickwork drops. Or the permanent beam is placed but not packed tight to the masonry above before the props are struck, so the wall settles onto it and every finish above the opening cracks — the commonest of the three and the one that produces those hairline diagonal cracks over a new opening that never quite go away. None of the three is expensive to avoid. All three are expensive to remedy, and on a terrace the remedy is frequently in someone else’s house, which turns a construction problem into a dispute.
