Testing visibility before designing the roof
On a hillside the standard assumption that rear roofs are private is unreliable, and testing it properly at the outset is the single most useful thing to do on a Harrow on the Hill loft project. The exercise is straightforward: walk the surrounding streets and open ground, including higher land behind the property and lower ground in front of it, and identify the positions from which the roof is actually visible and how it reads from each. Photographs from those positions, with the proposed alteration superimposed, then form the basis both of the design and of the application — and they are the drawings a conservation officer will look at first. What that analysis usually reveals is more nuanced than a simple yes or no. A dormer may be invisible from the main approach but conspicuous from a particular vantage point, in which case narrowing it, setting it further back or shifting it along the slope can resolve the issue entirely. Or the roof may be genuinely prominent from several directions, in which case a rooflight conversion is the scheme to develop and there is no point spending design fees on a dormer. Either way the analysis costs a morning and it determines what is worth drawing, which on a site this sensitive is a far better use of the first stage than producing a scheme and finding out afterwards.
