Two moisture strategies in one house
A period house on a sloping site needs opposite approaches in different parts of the same building, and the transition between them is where specifications fail. Below or against external ground level the strategy is exclusion and management: a designed waterproofing system, land drainage behind and beneath the structure to intercept water moving down through the hill, and a means of dealing with anything that gets past the first line — usually a drained cavity directing water to a maintainable sump. Above ground the strategy is breathability: solid brick or stone in lime mortar was built to absorb and release moisture, so finishes need to be vapour-open, any suspended floor void needs its ventilation maintained rather than blocked by new terracing, and internal moisture from cooking and bathing needs mechanical extract rather than being allowed to condense on cold walls. The junction between the two zones — usually somewhere around ground floor level, and on a sloping site at different heights on different elevations — has to be detailed so a tanked lower level does not drive moisture up into breathable masonry above, and so the damp-proof course is continuous and not bridged by external levels. The commonest failure we are asked to correct is a house where one strategy was applied throughout: either tanked everywhere, with damp appearing higher up the wall, or treated as breathable throughout, with a lower level that never dries out.
