A sequenced fabric upgrade for an interwar house
These houses respond well to a sequenced upgrade, and the order matters because each measure changes what the next is worth. Roof insulation first: heat loss upwards is the largest single element and access during a refurbishment is straightforward, making it the best value. Cavity wall insulation second, subject to an inspection confirming the cavity is clean, the walls are sound and the exposure is suitable — it is not universally appropriate, and filling a partly obstructed cavity or one in a wall in poor repair can cause damp rather than savings. Ground floor third: many of these houses have an uninsulated solid floor, and either an insulated overlay, which raises levels and affects door heights and thresholds, or breaking out and rebuilding, which is more disruptive but gives a better result, is worth doing while the house is empty. Airtightness fourth: sealing the obvious leakage paths at floor-to-wall junctions, service penetrations, unused chimney flues and around window frames costs little and removes the draughts that make a house feel colder than its heating implies. Ventilation runs alongside, because a tighter house needs controlled mechanical extract in wet rooms. Only then is the heating system sized, because sizing it for the house as it was rather than as it will be is how systems end up oversized and inefficient.
