Telling the two roof types apart, and what each implies
This is one of the few structural questions a homeowner can usefully answer themselves before spending anything, and the difference in project cost is substantial. A traditional cut roof was built in place from individual timbers: rafters running from the eaves to the ridge, one or two purlins running horizontally along each slope to support them at mid-span, struts carrying the purlins down to internal walls, and ceiling joists across the bottom. The characteristic experience is a loft you can move around in, with a clear space in the middle and timbers around the edges. Cut roofs are typical of housing up to roughly the middle of the twentieth century, which covers most interwar stock. Trussed rafter roofs, standard from the 1960s onwards, are prefabricated triangular frames delivered to site and lifted into place at close centres, each incorporating diagonal web members that brace the frame and make it structurally efficient using far less timber. The characteristic experience is a loft you cannot walk through, criss-crossed with W-shaped timbers, often with metal plate connectors visible at the joints — those toothed plates are the clearest single identifier. What follows differs completely. In a cut roof the ceiling joists are not doing much structurally beyond holding the ceiling and tying the feet of the rafters, so they can be supplemented with new floor joists and the roof reframed around the new space. In a trussed roof every member is carrying load, the ceiling tie is an integral part of the structure, and removing any of it without a replacement load path is a structural failure. So the sequence inverts: design and install a new floor capable of carrying the rooms and the roof, then remove the webs in a controlled sequence and introduce a new rafter and purlin arrangement. It is routine engineering, but it needs an engineer from the outset, and it costs more — which is exactly why the identification belongs at survey stage.
