What a rooflight conversion can and cannot deliver
A rooflight conversion is often presented as the compromise option and it deserves better than that, because on the right roof it is the best outcome available. The constraint is simple: it adds no volume, so the room you get is the room the existing roof geometry already contains, minus the thickness of the new floor build-up below and the insulation above. That makes the head height survey the whole decision. The useful measure is the clear height under the ridge after the new floor structure and the insulation are in — typically a couple of hundred millimetres less than what you can measure standing in the loft today — and the width over which the room reaches a usable standing height, which depends on the roof pitch. A steep pitch concentrates the height into a narrow strip near the ridge; a shallow pitch spreads a lower height more evenly. Where the numbers work, the advantages are considerable. The roof profile is untouched, which on a designated estate removes the main planning objection outright and frequently makes the difference between an application and none at all. There is no dormer to detail, insulate, weather and eventually maintain — dormer cheeks and flat roofs are where converted lofts most often leak. The work is largely internal, so the programme is shorter, the scaffold requirement smaller and the disruption to neighbours minimal. And the daylight is better: light from above is more even and more generous than the same area of glass in a vertical dormer face, which is why a rooflight conversion often feels brighter than a dormer one despite having less glass. Where the numbers do not work, they do not work, and no amount of clever joinery fixes a room you cannot stand up in. That is the honest conversation to have at survey stage rather than after design fees have been spent.
