Why the wrong render causes the damp it appears to cure
Rendering is one of the few refurbishment decisions that can make a house measurably worse, and it happens often because the failure takes several years to appear and by then the connection has been forgotten. The mechanism is straightforward. A solid wall finished in a lime-based or roughcast render is a system designed to handle water: rain wets the render, the render holds some of it, and it evaporates outwards when the weather changes. The render is softer than the masonry behind it, so any movement is accommodated in the render, which develops fine crazing that closes up and does no harm. Replace that with a cement-rich render and both properties reverse. The new render is much less permeable, so water that does get in cannot get back out through the face. And it is harder and stronger than the wall behind it, so movement is no longer accommodated within the render; instead it concentrates at the bond with the masonry and produces cracks that run right through. Water enters through those cracks — around a window reveal, at a cill, behind a downpipe bracket — and is then held against the wall by the very layer that was supposed to keep it out. The internal symptoms are patchy damp at low and mid level, salts on the plaster, cold internal surfaces and mould, all of which look like rising damp and are routinely treated as such. Injected damp-proof courses, tanking and waterproof render on the inside then make it worse again, because they add another impermeable layer and drive the moisture further into the fabric. The correct sequence is diagnostic: find where water is actually getting in, check the rainwater goods and the ground levels first because they cause more damp on these houses than anything else, and only then decide whether the render is repairable or has to come off and be replaced in a compatible material.
