The right conversion is set by the roof you already have, and Balham gives you several. A standard bay-fronted Victorian terrace typically has a pitched front slope with a rear slope and a lower closet wing behind, which suits a rear dormer — often an L-shaped one that reaches over the wing — to win a full bedroom and a shower room while the front stays as it is. Semi-detached and end-of-terrace houses carry a hipped flank that can be squared off with a hip-to-gable, adding useful width before the dormer even begins. The three-storey Nightingale Triangle terraces are a different case, because the roof is already the top floor and there is far less spare volume to convert. We match the move to the specific roof, not to a house type.
Whether the loft is worth doing usually comes down to head height under the existing ridge. As a working rule you want somewhere around 2.2 to 2.4 metres from the ceiling joists to the underside of the ridge before the new floor and insulation build-up eats into it, and the finished room has to hold a usable height across enough of its plan to earn the stair that reaches it. It is easy to forget that the build-up cuts both ways: a strengthened floor structure below and an insulated, plasterboarded roof above can each take fifty to a hundred millimetres out of the raw dimension, so a roof that looks convertible on a tape measure can fall short once it is detailed. Many Balham terraces have steep, generously pitched roofs that convert cleanly; the artisan workers' cottages tend to have shallow, low-ridge roofs where the maths is tighter and a conversion can produce a room you only stand up in along the centre line. We measure the pitch and ridge first, because it decides everything downstream.
The new staircase is the constraint owners consistently underestimate. It has to rise from the floor below within the going and rise limits of Approved Document K and land at the top with full headroom over the flight, and on a narrow Victorian terrace that almost always means giving up part of a rear bedroom or the landing on the storey beneath. Aligning the new flight over the existing one is the tidiest answer where the geometry allows it, but a Balham half-landing or a return stair often forces the new run into a different position, and the point at which it emerges into the loft then dictates where the dormer and the useful headroom have to sit. Where the stair lands is therefore not a detail left to the builder — it shapes the plan of the floor below, the position of the dormer above and whether the conversion pays for itself in usable space. We fix the stair route at feasibility, so the cost to the middle floor is understood before anyone commits to the roof.
Fire escape is the requirement that turns a simple-looking loft into a properly engineered project. Adding a third storey lifts the top floor above the 4.5-metre threshold and triggers a higher standard than a two-storey house needs: a protected stair enclosure carried all the way down to a final exit, fire-rated doors — usually FD30 — to the habitable rooms opening off it, and mains-powered, interlinked smoke alarms through the escape route. Many Balham terraces have been opened up at ground floor with a knocked-through reception or a rear kitchen-diner, which breaks the protected stair, so an alternative such as a domestic sprinkler or mist system is often the way to keep the plan open. We build that decision into the design rather than leaving building control to force it late.
A converted roof needs new structure, and in a terrace that structure has neighbours. Steel beams typically span the house to carry the new floor, the dormer and the altered ridge and rafters, and they bear onto the flank and party walls, which is what brings the Party Wall etc. Act 1996 into every terraced and semi-detached loft here. On many Balham roofs the existing rafters lean on a mid-span purlin that a conversion removes, so a new ridge or purlin beam has to take that load before the roof can be opened up — a calculation the structural engineer sizes against the span and the bearing the old walls can actually offer. Notices go to the houses on either side before work starts, and on the tight Balham plots the excavation or bearing near a shared wall usually needs a party wall surveyor's award. The same works are the moment to bring the roof up to current insulation standards, detailed to avoid trapping moisture in the old timber, and to route drainage for a new shower room down through the house cleanly.
In the end the conversion is judged on how the roof reads once it is built. A rear dormer is kept subordinate — set down from the ridge, held in from the party walls at each side, and clad or slated so it recedes against the existing slope rather than announcing itself. On the Heaver Estate and Nightingale Triangle streets the discipline is stricter still, because the front slope, the eaves and the terracotta detailing are part of what the conservation designation protects, so the scheme is designed to be effectively invisible from the street.
