The right conversion depends on the roof you start with. Where a Blackheath Victorian or Edwardian terrace carries a main rear slope with a lower back-addition return, a rear dormer or an L-shaped dormer over the return opens up genuine floor area; where a semi-detached period house has a hipped roof, a hip-to-gable move can square off the usable volume. On a grander Cator Estate villa, where the roof carries a substantial volume, several options may be open at once, so the choice becomes one of head height versus visibility rather than raw feasibility. Rooflight conversions keep the roof shape and raise the fewest planning questions but add the least head height. Because the roofscape is scrutinised from the heath, we match the option to the specific roof and its visibility rather than to a template.
Whether a loft is worth doing usually comes down to head height. As a rule of thumb you want around 2.2 to 2.4 metres under the existing ridge before the new floor build-up, held across enough of the footprint to be usable. Where a house has a generous, steep-pitched roof, a conversion is usually straightforward; a later or shallower roof may give only a full-height strip down the centre with steeply sloping eaves either side. We measure the roof at feasibility — pitch, ridge height and the depth of any purlins — before any design commitment, because that measurement decides whether you gain a full room or an awkward space.
The new staircase is the part owners most often underestimate. It must rise from the floor below within the going and rise limits of Approved Document K and land with full headroom over it, and it almost always consumes part of a bedroom or landing on the storey beneath. On a narrow Victorian terrace that space is tight, so the stair position frequently decides whether the conversion is feasible and how much it costs the floor below. The natural place to land a loft stair is over the existing flight, but on a period plan that often clashes with a chimney breast, a bathroom or a front bedroom door, and a small change of alignment can rescue or wreck the layout below. We resolve it at feasibility, because it governs both the loss to the storey underneath and how much genuinely usable room the roof ultimately delivers.
Means of escape is the requirement that catches people out. Turning a two-storey house into three storeys lifts the new floor above the 4.5-metre threshold and triggers a higher standard: a protected stair enclosure running all the way to a final exit, fire-rated doors — typically FD30 — to the habitable rooms off it, and mains-powered, interlinked smoke alarms. Period Blackheath houses that have been opened up over the years often have no natural enclosure to work with, so an alternative such as a sprinkler or mist system, or a compliant secondary escape, is designed in. Escape windows and their reach to a place of safety, the fire rating of the loft floor itself and the glazing to any dormer all feed into the same strategy, so it is far cheaper to settle at design stage than to retrofit. We build the escape strategy into the drawings from the outset rather than letting building control reshape it late.
A converted roof needs new structure. Typically that means steel beams spanning the house and bearing onto the existing walls, with alterations to the ridge, purlins and rafters that a structural engineer designs and calculates. The existing rafters were sized only to carry the roof covering, so a new floor almost always means new joists slung between the steels, and the beams have to be sized to keep floor depths and eaves details workable. On the terraces and semi-detached houses those beams usually bear into the party walls shared with neighbours, which engages the Party Wall etc. Act 1996, so notices go to the adjoining owners either side before work starts. The roof is also where the building's insulation is upgraded to current standards, and on a converted flat within a larger historic house the ownership of the roof void and the freeholder's structural interest have to be settled first.
In the conservation area the deciding question is how the new roof reads. A rear dormer is generally kept subordinate — set down from the ridge, in from the sides, and slated or clad to sit quietly against the existing slope — so it is barely legible from the heath and the surrounding streets. Changes to a front or street-facing slope, and prominent additions on a villa's designed roof, are the hardest to justify. The materials matter as much as the massing — natural slate, lead or a dark standing-seam finish sits far more quietly against a period roof than a pale trim, and the window proportions of a dormer should echo those below rather than announce themselves. We design the dormer or hip-to-gable to the character of the specific terrace or villa group, then set out the case in the planning drawings and a supporting statement that addresses the roofscape directly.
