Solid wall or cavity wall: why it changes the extension
The construction of the existing house governs several decisions that owners assume are universal. Tying in is the first: a new cavity wall meeting an existing cavity wall is a straightforward detail with cavity trays and wall ties, whereas a new cavity wall meeting a solid brick wall needs a designed junction that manages moisture crossing between two different systems, and getting it wrong produces damp at exactly the point where new meets old. Insulation is the second: an interwar cavity can often be filled or improved conventionally, while a solid wall needs either internal insulation with vapour-open detailing or an acceptance that the old fabric stays as it is — and the extension’s thermal performance then has to be designed knowing the existing house will not match it. Floors are the third: a suspended timber ground floor on a terrace relies on cross-ventilation through air bricks, and an extension that seals off that ventilation path, or a new solid floor butting against the old void without maintaining airflow, causes rot that appears years later. Ground conditions are the fourth: the interwar streets in this area frequently sit on clay, which affects foundation depth and makes nearby trees a genuine consideration rather than a formality.
