The right conversion depends on the roof you start with, and Dulwich gives us several. Where an East Dulwich bay-fronted terrace has a main roof with a lower closet-wing rear, that is the classic setting for an L-shaped conversion that wraps the dormer over both and turns an awkward attic into a full room with an en-suite. On a larger Victorian or Edwardian villa near Dulwich Park with a steeper, chimneyed roof, a rear dormer set into the back slope, or a hip-to-gable on a semi-detached pair, opens up genuine floor area. Where a Village Georgian house has a shallower, more visible roof, a rooflight conversion that keeps the existing shape is often the honest answer. The chimney stacks that punctuate these roofs also matter, because a redundant stack can sometimes be worked around while a live flue serving a lower floor has to be retained and boxed. We survey the roof, note the ridge, the pitch and the position of stacks, and match the option to your specific building rather than to a template.
Whether a loft is worth doing usually comes down to head height. As a rule of thumb you want roughly 2.2 to 2.4 metres under the existing ridge before the new floor build-up is added, and the finished room has to hold enough of that height across its footprint to be usable rather than a space you can only stand up in along the centre line. Steeper villa roofs near Dulwich Park, where they occur, convert well on this measure; a shallower Village roof or a smaller cottage-scale house can be tighter, and there the pitch and ridge height decide whether you gain a proper storey or an occasional room. Aligning the new flight over the existing staircase is usually the tidiest solution, but the head of the lower stair, the position of the bathroom and the load-bearing walls often push it elsewhere, and each option reshapes the room beneath. We fix the stair at feasibility, because retro-fitting it around a finished design is what turns a neat loft into a compromised one.
Means of escape is the requirement that catches people out. Turning a two-storey house into three storeys lifts the new top floor above the 4.5-metre threshold and triggers a higher fire standard: a protected stair enclosure running all the way down to a final exit, fire-rated doors — typically FD30 — to the habitable rooms off it, and mains-powered, interlinked smoke alarms. Period Dulwich houses with open-plan through-lounges or knocked-through ground floors often cannot enclose the stair cleanly, so an alternative such as a sprinkler or mist system, or a compliant secondary escape window, has to be designed in. A converted roof needs new structure. Typically that means steel beams spanning the house and bearing onto the existing walls, with alterations to the ridge, purlins and rafters that a structural engineer designs and calculates. On the East Dulwich terraces and the semi-detached family houses those beams usually bear into the party walls shared with the neighbours on either side, which engages the Party Wall etc. Act 1996 — excavation or bearing works near a neighbour's structure, or building on the line of junction, bring notifiable events that are separate from the planning decision. The roof is also where the building's insulation is upgraded to current standards, and on the quieter Dulwich streets the repo flags, construction access and material handling are worth planning early so the build sits well with neighbours.
In a conservation setting the deciding question is how the new roof reads. A rear dormer is generally kept subordinate — set down from the ridge, in from the sides, and slated or clad to sit quietly against the existing slope; an L-shaped dormer over a terrace's main roof and closet-wing works best when the two elements are resolved as one calm form rather than two competing boxes, with the cheeks and window proportions detailed so the addition recedes rather than dominates.
