Converting and widening the kitchen as one project
On a Pinner interwar house the garage generally sits exactly where the kitchen needs to be wider, which makes the combined project considerably more valuable than either part alone. Doing it as a single design exercise resolves four things that go wrong when the work is split. Floor levels: the converted garage floor has to finish flush with the existing house floor, so the build-up over the garage slab is designed against the existing level rather than to a standard specification — get this wrong and there is a step in the middle of a new open-plan room. Structure: the opening through the flank wall between the kitchen and the garage needs a beam sized by an engineer, and where a rear extension is also involved, the corner where the two structures meet is a single problem best solved with a frame rather than two independent beams. Services: the drainage falls, the extract route and the electrical circuits are planned for the final arrangement rather than for the first phase, so nothing has to be reworked. And thermal continuity: the insulated lining in the converted garage has to meet the insulation in any extension and the existing wall build-up without leaving a cold bridge at the junction, which is where condensation and mould appear in an otherwise well-built room. Designed together, the shared elements save real money. Designed sequentially, the result is a step in the floor, a bulkhead at the junction and services needing rework.
