Where the new roof meets a multi-valley roof
This is the detail that distinguishes a Pinner rear extension from the same extension elsewhere, and it is regularly underestimated. Many interwar houses here have roofs made of two or more pitched sections meeting at internal valleys, and the water shedding off those slopes is collected in concealed valley gutters and discharged at the eaves — frequently at exactly the point where a new extension roof is proposed to abut the house. Three things follow. The discharge has to be re-planned: a valley gutter that previously emptied into an eaves gutter now needs a designed route through or over the new roof, sized for the volume it actually carries rather than treated as an ordinary rainwater outlet, because a blocked or undersized connection here backs water up into the existing roof structure. The abutment itself needs proper flashing and, where the new roof is low-pitched or flat, an upstand tall enough to cope with the volume arriving from above. And the condition of the existing valley should be established before the extension is built, because once a new roof abuts the house, access to that valley for repair becomes considerably harder and more expensive. Where a valley is near the end of its life, renewing it while the scaffold is up for the extension costs a fraction of doing it afterwards, and it removes the risk of a failure discharging into a newly finished room.
