The right conversion depends on the roof you are starting with. On a mid-terrace Victorian house the usual move is a rear dormer set into the back slope, which lifts the headroom and floor area enough to hold a double bedroom and a shower room while leaving the front pitch as the street sees it. An end-of-terrace roof may additionally suit a hip-to-gable, squaring off the side slope to widen the usable footprint before the dormer is added. Where the roofscape is sensitive, a conservation-style rooflight conversion keeps the existing shape entirely and raises the fewest planning questions, at the cost of the least head height. We match the option to your particular roof rather than to a template.
Whether the loft is worth doing usually comes down to head height under the existing ridge. As a rule of thumb you want roughly 2.2 to 2.4 metres before the new floor build-up and insulation are added, held across enough of the plan to be genuinely usable rather than a space you can only stand up in along the centre line. Victorian terrace roofs vary street to street and even house to house, so we measure the ridge height, the pitch and the position of any structural purlins at feasibility. That measured survey is what tells us whether a rear dormer delivers a full room, whether a hip-to-gable is needed to make it work, and where the usable floor actually falls. The eaves are equally decisive: the space where the slope meets the outer wall is too low to stand in, so it tends to become storage or fitted wardrobes, and the width of that dead zone either side sets how much of the plan reads as a proper room. We map the usable envelope before any layout is drawn.
The new staircase is the element owners most often underestimate on a terrace loft. It has to rise from the existing first-floor landing within the going and rise limits of Approved Document K, land with full headroom over the top, and it almost always takes a bite out of a bedroom or the landing on the storey below. On the narrow plans typical of a two-storey Victorian terrace that floor area is tight and already spoken for, so the stair position frequently decides both how much accommodation you lose beneath and whether the roof is worth converting at all. We fix its line at feasibility, because it governs the cost to the floor below as much as the design of the loft itself.
Fire escape is the requirement that catches people out. Turning a two-storey terrace into three storeys lifts the top floor above the 4.5-metre threshold and triggers a higher standard under building regulations: a protected stair enclosure running the full height of the house to a final exit, fire-rated doors — typically FD30 — to the habitable rooms opening off it, and mains-powered, interlinked smoke alarms on every level. Where a house has been opened up over the years and the stair no longer sits in its own enclosure, an alternative such as a sprinkler or mist system, or a compliant secondary means of escape, has to be designed in. On a terrace this often interacts with the ground floor, where a knocked-through reception and kitchen may need a fire-rated lobby or upgraded doors to re-form the protected route down to the front door. We build that strategy into the drawings from the outset rather than letting building control reshape the scheme late.
A converted roof needs new structure. Typically that means steel beams spanning the house at new floor level and bearing onto the existing masonry, with alterations to the ridge, purlins and rafters that a structural engineer designs and calculates. On a terrace those beams almost always bear into the party walls shared with the houses either side, which engages the Party Wall etc. Act 1996: notices are served on both neighbours before work starts, and excavation or cutting into a shared wall is notifiable separately from the planning decision. The roof is also where the building’s thermal performance is brought up to current standards, since the new rooms sit directly under the slope and the insulation line has to be resolved without stealing the head height you measured.
In a conservation-area street the deciding question is how the new roof reads from the pavement. A rear dormer is kept deliberately subordinate — set down from the ridge, held in from the party-wall flanks and clad or slated to sit quietly against the retained slope — so that the front elevation and the run of the terrace are barely changed. A front-slope rooflight, a raised ridge or a dormer visible over the eaves is far harder to justify where the Wells or Askew designation protects the intact roofline.
