Most London loft advice quietly assumes a two-storey terrace, and in Tufnell Park that assumption breaks on the first site visit. The stock here is unusually generous — tall Victorian terraces of four and five storeys, alongside semi-detached and double-fronted villas built for the comfortable middle classes. A roof conversion on that kind of house does not add a third storey; it adds a fifth or a sixth. That single fact reorders the whole project. The dormer, which is the part almost every owner arrives wanting to discuss, is rarely the binding constraint. The constraints are the stair core, which already climbs the full height of a long, narrow house, and the escape route that core has to become the moment a habitable room is added on top of it. So we settle the roofscape, conservation, fire and stair positions before a dormer is drawn — fixing the dormer first is the classic way a Tufnell Park loft goes wrong.
The next question is what your roof will physically take. On the terraces, the workable move is usually a dormer set into the rear slope, paired with conservation-style rooflights where the front pitch has to be lit, because front-facing changes are resisted and the roof profile is protected fabric. A rooflight-only conversion leaves the profile untouched and raises the fewest planning questions, but it also yields the least usable floor area, so it suits a roof with height to spare rather than one that is already marginal. Where the house is one of the semi-detached stucco villas, the roof is read as half of a pair: an addition on one side that is not answered on the other can unbalance the group, so the ridge and the flank need testing before anything is fixed. Then the stair. It must rise at a compliant going and pitch, arrive with full headroom over the top step, and — the detail that quietly kills schemes — hold usable head height at the top landing where the roof is closing in. As a working figure you want roughly 2.2 to 2.4 metres of clear height beneath the existing ridge before the new floor build-up and insulation take their share, and that height has to persist across enough of the plan to make a room rather than a corridor. We draw the stair at feasibility, because it determines both what the storey below loses and whether the roof is worth converting at all.
Fire is where a tall Tufnell Park house diverges sharply from a standard loft. Adding a storey means the stair has to be enclosed as a protected route from the new top landing all the way down to a final exit, with fire-resisting doors — usually FD30 — opening onto it and interlinked, mains-powered detection throughout. On a house of this height the guidance goes further: once the new top floor sits more than 7.5 metres above ground level, a protected stair on its own is no longer accepted, and the expectation is an alternative escape route from that storey or a sprinkler or mist system serving the house. On sloping ground the datum for that measurement is not obvious, so it is measured rather than assumed, and confirmed with building control. Where earlier refurbishment has opened the plan up, re-forming a continuous enclosure through several floors is a real piece of design.
The roof also has to become a floor, and that is a structural exercise. New beams typically span the house at high level and bear onto the flank or party walls, with the ridge, purlins and rafters altered around them to an engineer's calculations, and the new floor build-up then eats into the head height you measured earlier. On a terrace the party wall runs up to the ridge, so cutting in bearings, or building on the line of junction, engages the Party Wall etc. Act 1996 on both sides; on a semi-detached villa it engages one. Party-wall exposure on tight terraces is routinely underestimated here, and the Act runs on its own timetable, entirely separate from the planning decision. Where a scheme touches a chimney stack, remember that the stack forms part of the roof profile, so its treatment should be confirmed with the council rather than treated as a free structural choice.
Finally, tenure — because in Tufnell Park a loft enquiry is frequently not a house at all. A good number of these houses were long ago divided into flats and maisonettes, so the person who wants the roof is often the owner of the upper maisonette. That property has no permitted-development rights whatsoever, the roof void may be demised to the freeholder rather than to the lease, and consent, a licence and a lease review come before any planning thinking. Acoustic separation from the dwelling below, protection of the common stair, and access through common parts for materials and scaffolding all become design constraints in their own right. From there the route is coordinated: measured survey, feasibility, structural engineer, party wall surveyor and, where the conservation position requires it, a heritage statement — then the planning drawings, and once the principle is settled, the building regulations package.
