The right conversion is set by the roof you start with, and Wimbledon's stock varies more than most areas. The Victorian villas in the Village often carry steep, hipped roofs with real volume, where a rear dormer set into the back slope, or a hip-to-gable move on a side hip, unlocks genuine floor area without touching the principal elevation. The interwar semis near Wimbledon Park are the classic hip-to-gable candidates, squaring off a hipped end to give the new room usable width along its length. The bay-fronted terraces toward the town usually offer a rear-slope dormer, sometimes L-shaped over the back addition to pick up a second space. Arts-and-crafts detached houses are the most complex of all — their gables, valleys and changes of pitch reward a careful, roof-specific design rather than a standard dormer box dropped onto the slope, and getting that reading right is half the planning battle.
Whether a loft is worth doing usually comes down to head height, so it is the first thing we measure. As a rule of thumb you want roughly 2.2 to 2.4 metres under the existing ridge before the new floor build-up is added below and the insulated roof line is formed above, and the finished room has to hold that height across enough of its footprint to be genuinely usable, not just at the centre line under the ridge. Many Wimbledon villas and large Edwardian houses have generous, steep-pitched roofs that convert comfortably into full rooms. Some of the later semis and the shallower terrace back slopes are tighter, and there the existing pitch and ridge height decide whether you gain a full-standing room or a space you can only stand up in along a narrow band. We take those dimensions at survey, before any layout is drawn, so the brief is set on the real roof.
The new staircase is the part owners most often underestimate, and on the narrower Wimbledon houses it is the pivot of the whole design. It has to rise from the floor below within the going, rise and pitch limits of Approved Document K and land with full headroom over the top of the flight, and it almost always takes a bite out of a bedroom or a landing on the storey beneath. On a bay-fronted terrace or a narrower interwar semi that space is genuinely constrained, so the stair position frequently decides whether the conversion is worth doing at all, and how much room it costs the floor below to reach the roof. We fix the stair at feasibility rather than treating it as a late detail, because it governs the whole scheme geometry, the cost to the level beneath and the real value of the room you gain at the top.
Fire escape is the requirement that catches people out on Wimbledon houses. Turning a two-storey house into three storeys lifts the new floor above the 4.5-metre threshold and triggers a higher standard: a protected stair enclosure running all the way down to a final exit, fire-rated doors — typically FD30 — to the habitable rooms opening off that stair, and mains-powered, interlinked smoke alarms through the house. The open-plan ground floors that owners often want in a period villa or a knocked-through terrace can work directly against a cleanly enclosed stair, so where the enclosure cannot be formed we design in an alternative such as a domestic sprinkler or mist system, or a compliant secondary means of escape. That strategy goes into the drawings from the outset rather than being reshaped late and expensively by building control once the structure is already up.
A converted roof needs new structure, and it is engineered rather than assumed. Typically that means steel beams spanning the house and bearing onto the existing walls, with alterations to the ridge, purlins and rafters that a structural engineer designs and calculates, plus new floor joists sized for habitable loading rather than the light ceiling joists that are there now. On the semi-detached villas, the interwar semis and the terraces those beams usually bear into the party walls on one or both sides, which engages the Party Wall etc. Act 1996, so notices go to the affected neighbours before work starts. The roof is also where the building's insulation is brought up to current standards as part of the conversion, and chimney stacks that pass through the new room have to be retained, structurally supported or carefully removed depending on what they still serve and what the new frame allows.
In the conservation areas the deciding question is how the new roof reads from outside, because that is what a case officer weighs. A rear dormer is generally kept subordinate — set down from the ridge, held in from the sides and party walls, and slated or clad to sit quietly against the existing slope rather than filling it wall to wall. A hip-to-gable is judged on how the squared gable sits against its attached neighbour and the rhythm of the street, so matched brick or render and a faithful eaves and verge detail matter. Front and street-facing slope changes, and prominent additions on a Village villa's designed roof or a gabled arts-and-crafts silhouette, are the hardest to justify and the most likely to be resisted.
