Why basements are different

A basement can transform a constrained London house, adding generous space without extending above ground or altering the street. But basements are the most demanding residential projects — technically, because of ground conditions, structure and waterproofing; politically, because several boroughs have specific basement policies; and practically, because of the effect on neighbours and party walls.

Borough policy and feasibility

Many London boroughs permit basements but under specific policies that limit depth and extent, restrict building under gardens, and require supporting reports. A basement project therefore begins with feasibility: assessing the ground, the relationship to neighbouring structures, the relevant borough’s policy, and how light and access can reach a below-ground space.

Basement Impact Assessments

Where required, a Basement Impact Assessment examines the proposal’s effect on ground conditions, hydrology, structure and neighbours. It is a specialist report, coordinated alongside the architecture and structural engineering, and is often central to obtaining planning permission for a basement.

Structure and waterproofing

Waterproofing and structural design are not areas to economise. A basement must keep water out reliably for the life of the building, which calls for a designed waterproofing strategy and rigorous detailing, and the structure must support the building above during and after construction. These are designed by specialists and reflected in the building regulations drawings.

Party walls, cost and time

Party wall matters are almost always engaged, and notices and awards take time. Compared with above-ground work, basements involve excavation, temporary support, specialist waterproofing and significant engineering, all of which add cost and extend the programme. A realistic view of cost, time and disruption from the outset avoids disappointment.
