- Planning or building regulations drawings (these form the package the route review scopes)
- Measured building survey (arranged separately unless specifically included)
- Council / Planning Portal application fees (paid directly to the local authority)
- Specialist reports (arboricultural, daylight/sunlight, flood risk, basement impact, etc.) unless specifically listed
