The advantage of a wide house is that the loft plan can hold more than one useful room. On a terrace the loft is a single space governed by the ridge line; on a Brondesbury Park villa the span across the house is often enough to place two bedrooms either side of a central stair, or a large bedroom with a bathroom and a dressing area, with full standing height across a genuinely useful proportion of the floor. That changes how the conversion should be designed, because the staircase position now has real consequences for how the plan divides. Arriving centrally usually produces two workable rooms; arriving in a corner usually produces one good room and one awkward one.
Hip-to-gable is the move that unlocks that volume on a hipped roof. Building the sloping end up into a vertical gable extends the ridge and converts a dead sloping corner into full-height space, and combined with a rear dormer it can produce a top floor comparable to the storey below. The structural implication is significant on a house this size: the new gable wall has to be carried on adequate support, the roof reframed, and the loads traced down through the existing structure to foundations that were designed for a lighter roof. That is engineering work to do at design stage, not calculations produced afterwards to satisfy building control.
A recurring situation in this area is the loft room that already exists but was never approved. Many of these villas were converted decades ago, sometimes during subdivision into flats, with staircases that do not meet current requirements, no protected escape route, and floor structures that were never designed for habitable loading. Whether to regularise or rebuild is a judgement made after opening up: a regularisation application asks building control to assess the work retrospectively, which usually means exposing the structure and the fire separation and often carrying out remedial work before a certificate is issued.
Fire safety is stricter on a tall house and it drives the layout. A villa with a converted loft is frequently a four-storey building counting the lower ground, and Part B then requires a fully protected escape route from the top floor to a final exit, with fire doors to habitable rooms opening onto the stair and mains-linked alarms throughout. On a large plan an alternative escape strategy or a sprinkler system can sometimes buy back the open-plan arrangement people want on the lower floors, but that is a design decision taken early, with building control engaged, rather than a discussion held on site.
