Head height is measured first and everything else follows. As a working rule, a loft conversion needs about 2.2 metres of clear height under the ridge before the new floor and ceiling build-ups are added, because those layers consume roughly 300 millimetres between them. Kilburn’s two-storey terraces vary more than their uniform street fronts suggest: houses built to a shallower pitch, or where a previous owner has already lowered a ceiling below, can be marginal. Where they are, the options are a lowered first-floor ceiling, a raised ridge that will need planning permission, or accepting a smaller room — and the honest answer has to come from a survey, not from what a neighbour managed.
The closet wing is the feature that separates a good Kilburn loft from an ordinary one. Bringing the wing roof into the conversion as an L-shaped dormer produces the floor area for a double bedroom plus a shower room, with the ensuite tucked over the wing where the head height is lowest and matters least. It also complicates the design: two roof planes meet, the valley gutter between them has to be resolved properly, and the dormer cheek sits close to a boundary, which brings the party wall into play. Schemes that ignore the wing and simply box out the main rear slope usually end up with an awkward room shape and a staircase landing that wastes the best of the space.
Fire safety governs the internal layout more than any other regulation. Adding a habitable storey turns a two-storey house into a three-storey one under Part B of the building regulations, which generally requires a protected stair enclosure running from the top floor to a final exit, fire doors to habitable rooms off it, and mains-linked alarms throughout. On a narrow Kilburn terrace with a through-lounge and an open stair, that requirement often forces a door back into an opening someone spent money removing a decade earlier. There are alternatives, including sprinkler systems, but they are engineering decisions to take at design stage rather than a discussion to have with a building control inspector once the plasterboard is up.
The staircase is where most Kilburn loft plans succeed or fail. It has to rise from the existing first-floor landing without stealing the room below it, satisfy the going, rise and headroom requirements of Part K, and land in the new space somewhere that does not sterilise the useful floor area under the ridge. On a terrace only a few metres wide the workable position is often directly over the existing flight, which then dictates where the dormer must go and where the bathroom can be. That is why we set out the stair before the bedroom layout — it is the fixed point that the rest of the design has to accommodate.
