A Kilburn terrace built before 1919 was designed to move moisture through its fabric rather than to resist it. Solid brick walls, lime mortar and lime plaster absorb water and release it again, and a suspended timber ground floor relies on air moving through the void beneath it. The most damaging refurbishment decisions are the ones that stop that happening: cement render on solid walls, gypsum plaster over damp brickwork, vinyl paint, an impermeable screed poured over an old void, or air bricks blocked by a new patio. The damp that follows is usually blamed on rising damp and treated with an injected chemical course, which addresses neither the trapped moisture nor the cause. Specifying breathable build-ups, keeping the sub-floor ventilated and controlling internal moisture with proper extract is what makes the repair last.
Reversing a flat conversion is the defining Kilburn refurbishment project and it is more involved than removing a few doors. The layers left behind by subdivision — separate consumer units, duplicated bathrooms and kitchens, stacked soil pipes on the rear elevation, fire doors and boxed-in services, sometimes a second staircase — all have to be unpicked and the structure checked where openings were formed or blocked. The planning position runs alongside it: reducing the number of dwellings is a material change of use requiring permission, and the council will expect evidence of the lawful existing use. Where the property has been used as a house in multiple occupation, Brent’s borough-wide Article 4 direction of February 2022 means the reverse move is not permitted development either, so the intended use has to be settled deliberately at the start.
Fire safety is where a Kilburn refurbishment most often falls short of what the building regulations require. A three-storey terrace with a habitable loft needs a protected escape route from the top floor to a final exit, with fire doors to habitable rooms opening onto the stair and mains-linked alarms throughout. Houses that have been divided and reunited frequently have a compromised route: an open-plan ground floor that removes the separation at the bottom of the stair, a loft room converted without approval, or a door removed for light. Resolving that is a design exercise involving the layout, the doors and sometimes a sprinkler system, and it is far cheaper to do while the house is stripped than after it is finished.
Services deserve their own sequence. On a full strip-back the order is deliberate: enabling works and structural alterations first, then first fix while floors and walls are open, then insulation, plaster and only afterwards second fix, joinery and decoration. Rushing the services before the structure has settled, or plastering before the electrical work has been inspected, means reopening finished work at real cost. On a Kilburn terrace where rooms stack over three or four storeys, the vertical routes for soil pipes, extract ducts and cabling have to be planned before the first ceiling comes down, because there are only a few places they can go and they compete with each other.
