A Chiswick kitchen extension is really a project about light and connection to the garden, not simply extra floor area. In a typical Victorian or Edwardian house the original kitchen sits at the back of the plan, often behind the rear reception room, and it is dark, narrow and cut off from the outside. The useful question is not how far to build out but how to bring the cooking, eating and garden together in one bright space. We start by mapping where daylight actually reaches the back of the plan across the day, then set the glazing and the layout so the new kitchen-diner is genuinely lit rather than merely larger.
The garden threshold is the heart of the design. Whether the doors are sliding panels, bi-folds or a fixed screen with a single opening, the aim is a flush, level junction between the kitchen floor and the patio so the room reads as continuous with the garden. That level threshold has to be detailed carefully: a shallow drainage channel, an upstand hidden below the finished floor and a weathering detail keep water out while keeping the step away. We resolve the threshold, the door type and the paving level together, because getting them to align is what makes a kitchen-diner feel like it belongs to the garden.
How the space is lit from above usually matters more than how far it projects. A dark rear kitchen is transformed less by depth than by rooflights or a glazed lantern set over the cooking and eating zone, which wash daylight down into the middle of the plan where garden doors alone cannot reach. We position the roof glazing over the parts of the room that people use — the island, the table — rather than spreading it evenly, and we coordinate it with the structure and any retained roof above so the light lands where it is wanted and the ceiling still reads as calm and deliberate.
Opening the old kitchen into the dining room is a structural move as much as a spatial one. The wall between them, and often the rear wall itself, is load-bearing, so removing it means a beam sized by a structural engineer and bearing onto padstones at each end. On a terrace or semi-detached house those bearings frequently land in the party wall, which brings the Party Wall etc. Act 1996 into play and means notices to the adjoining owner before work starts. We set out the beam, the bearings and the knock-through at the design stage so the open sightline from the front of the house through to the garden is achievable and the structure is honest about how it is carried.
The services are what separate a kitchen extension from an ordinary room. A working kitchen-diner needs cooker extraction ducted to outside, not recirculated; fresh water and waste re-routed to the new sink and any island; dedicated circuits for the oven, hob and appliances; and, almost always, underfloor heating so the wall space is freed for units and glazing. Ventilation and extraction in particular are easy to underestimate — a large island hob over an open-plan space needs a considered duct route and make-up air. We plan the drainage falls, the duct runs and the electrical layout early, because retrofitting them into a finished floor and ceiling is expensive and disruptive.
The layout then has to work as a room people live in, not just cook in. In a broken-plan arrangement the cooking zone, the dining table and a softer sitting or garden-view area are arranged so the kitchen does not dominate, and a retained utility or snug takes the noise and mess out of the main space. We test the working triangle, the circulation past the island and the sightlines to the garden against how the family actually uses the room, then produce the planning drawings where an addition needs consent and the building-regulations package — structure, drainage, ventilation, insulation and the glazed threshold — for construction.
