A Richmond kitchen extension is rarely won on how far it projects. On these Georgian and Victorian houses the kitchen usually sits in the original back rooms — a cramped galley beside a former scullery, with the dining room cut off by a solid wall — and the value comes from connecting those spaces, not from a large addition. So the first thing we resolve is the plan: which walls come out, where the run and the island sit, how the table relates to the cooking zone, and how a modest rear or side-return infill of a metre or two turns three tight rooms into one usable kitchen-diner. On many of these houses the extension is the smallest part of the drawings, and the layout is what makes or breaks the room.
The structural knock-through is the heart of the job and the part that sets it apart from a plain rear extension. Opening the old kitchen into the dining room, or taking out a chimney breast to square the space, means inserting beams that pick up the wall and the floors above and bear onto sound masonry or new padstones. In period fabric that is rarely a single clean line — there are flues, service voids, buried lintels and earlier alterations to design around — so a structural engineer sizes each opening and specifies the bearings, and we detail how the beam is concealed within the ceiling zone. The aim is a finished room that reads as one continuous space rather than a patched-together sequence of former rooms with a downstand betraying every old wall.
Relocating the kitchen is where drainage governs the design. The original scullery position dictated where the old soil and waste runs went, and moving the sink, dishwasher and any utility away from that corner means re-planning the below-floor drainage — new falls back to the existing connection, gully and trap positions under the new floor, and sometimes a change of floor level or a shallow build-up to keep the runs gravity-fed. We set the drainage layout at the same time as the kitchen layout, because a well-planned island with the sink in it is only worth drawing if the waste can actually reach the drain at the falls building regulations require, and retro-fitting a pump is a compromise we would rather design out.
Glazing is how the kitchen-diner earns its light. With the plan opened up and the cooking and dining zones combined, the rear wall usually becomes the main source of daylight, so we work through sliding or bi-fold doors, a run of rooflights over the new part of the room, or a glazed link where a side return is captured. The deeper the combined room, the more the rooflights matter, because doors alone will not carry daylight to the middle of the plan. On a conservation-area rear elevation the frame material, the proportion of glass to wall and the roof over the glazing all matter, and we balance the wish for an open, garden-facing kitchen against a rear design restrained enough to sit comfortably behind a period house.
A working kitchen is a services problem as much as a spatial one. Extract ventilation for the hob, make-up air to replace what the extract removes, the electrical load of an island and a bank of integrated appliances, and underfloor heating that suits the new solid floor all have to be coordinated before the layout is fixed, not retrofitted afterwards. In a combined kitchen-diner the cooker extraction in particular shapes the ceiling and the external duct route, so we resolve it early alongside the beam positions it has to thread past. Where the house is listed or in a conservation area, we also plan how flues, vents and the boiler or heat-pump connections leave the building without scarring a protected elevation.
The route from idea to build is a coordinated one. We survey the ground floor and trace the existing drainage, test the reconfiguration and any small addition against the borough's planning and conservation position, then produce the planning drawings and, once the principle is settled, the building-regulations package covering the structure, drainage, ventilation, insulation and fire that a knock-through kitchen involves. Because the new openings, beam bearings and any foundations often sit against a party wall, the Party Wall etc. Act 1996 usually applies, so we identify notifiable neighbours early and coordinate with a party wall surveyor. The result is a kitchen-diner that transforms how the ground floor works and how the house meets its garden, without over-extending the plot.
