A Clapham Junction kitchen extension is really a room-making problem before it is a planning one. The classic move on these Victorian and Edwardian terraces is to infill the narrow side-return alley beside the original closet wing and add a modest projection across the rear, so the cramped galley kitchen and the separate back room become one deep, open kitchen-diner. The catch is depth: once you combine the return with a rear projection, the plan runs a long way back from the nearest window, and the middle of the room — usually where the cooking and the island want to be — is the part most at risk of feeling like a dark corridor. Everything else on the drawings serves that central daylight question, and it is why we start with how the room will be lived in and lit rather than with how far the footprint can push into the garden.
Daylight is therefore designed, not hoped for. Because the extension is enclosed by the neighbour's flank wall down the old side return, side windows are rarely available along that boundary, so light has to come from above and from the garden end. We work the roof over the infill and projection as a daylight instrument — rooflights set over the deepest part of the plan, or a fully glazed flat-roof section, plus generous glazing or sliding doors at the rear where the room meets the garden. The section matters as much as the plan: getting a rooflight above the island, rather than over the dining table where light already reaches, is what keeps the centre of a deep kitchen usable through the day. We also weigh how a glazed roof reads for neighbour daylight and, where the terrace sits within a conservation area, how the roof form appears against the pattern of rear elevations, so the daylight solution and the planning case are settled at the same time.
Opening the rear of the existing house into the new room is the structural heart of the job, and it is different from simply extending. To make one continuous kitchen-diner we usually remove part or all of the original rear wall and the return wall of the back addition, which are load-bearing, so a structural engineer designs steel beams to carry the floors and roof above across the new opening. On a terrace those beams frequently bear into the party walls on one or both sides, which is exactly what brings the Party Wall etc. Act into play. Getting the beam layout right early governs the ceiling line, the head height under any downstand and whether the old and new ceilings can align cleanly. It also determines how open the finished kitchen-diner really feels, because a poorly placed downstand can leave a visual break exactly where you wanted the old and new rooms to read as one continuous space.
A kitchen is the most heavily serviced room in the house, and a deep-plan extension has to be planned around that from the start rather than retrofitted. The sink, dishwasher and any utility run need a waste route to the existing drainage, and on a terrace the original soil and rainwater pipes usually run down the side return you are building over — so the drainage has to be rerouted or built around, and any manhole kept accessible. Cooker extraction needs a duct route to an external wall or roof, mechanical ventilation is required to meet building regulations in a kitchen, and the appliance, socket and lighting layout has to be fixed before the structural and glazing design lock in. We coordinate these so the finished room works, not just the shell.
The threshold between the kitchen and the garden is where a lot of the quality lives. Owners here almost always want a flush or near-flush transition to a rear patio, which pulls together the internal floor build-up, the door track detail and the drainage channel that keeps water out at a level threshold. It also interacts with building regulations for insulation, weathering and, on a level access, the finished floor levels front to back. We detail this junction properly on the construction drawings because a poorly resolved threshold is the single most common source of leaks and cold bridging in a rear kitchen extension. On a terrace the garden often sits close to internal floor level already, which helps, but it makes the falls, the channel and the damp-proofing all the more critical to get right at drawing stage rather than on site.
From survey to site, the route is a coordinated one. We measure the house, test how deep the kitchen-diner can go before the centre loses daylight, and settle the roof, glazing and internal openings together, then prepare the Wandsworth planning drawings with the conservation position confirmed for your address. Once the principle is agreed we produce the building regulations package — structure, drainage, ventilation, insulation and the garden threshold — and identify the party wall neighbours for the beam bearings. The aim is a single deep-plan kitchen at the back of the terrace that is genuinely light at its centre and properly serviced, rather than a large room that only works around its edges.
