A loft conversion means two quite different things in Fitzrovia, and the first job is knowing which one you have. On the minority of Georgian and Victorian townhouses still in single ownership, the roof is yours to work with, and the question is a mansard, a rear dormer or a rooflight conversion judged against the conservation roofscape. In the far larger stock of flats and mansion flats, the loft is not a room you own but the airspace above your ceiling, usually retained by the freeholder. There the project is a lease and ownership question first and a design question second. Fitzrovia's mixed-use fabric — homes above shops, studios and restaurants — adds a third layer, because the roof may sit over a building with commercial uses whose structure and fire strategy are shared. We establish which situation applies before drawing anything.
On a townhouse, roof form is where the scheme is won or lost. Many Fitzrovia terraces conceal a shallow roof behind a parapet, which can suit a mansard set back so the street elevation is barely changed, or a rear-slope dormer kept down from the ridge and in from the party walls. A conservation-style rooflight conversion keeps the roof shape entirely and raises the fewest planning questions, but adds the least head height. Changes to a front or street-facing slope attract the closest scrutiny because they are the most visible part of the protected roofscape, whereas a rear slope enclosed by the block behind is easier to argue. Head height decides whether any of this is worthwhile: you generally want around 2.2 to 2.4 metres under the existing ridge before the new floor build-up, and the finished room must hold that height across enough of its footprint to be usable. We match the option to the specific roof rather than to a template.
For a flat, the sequence is reversed. The roof void above a top-floor flat is commonly held by the freeholder, so before any design we establish whether your lease grants an interest in that airspace or whether it must be acquired, and whether the freeholder will grant a Licence to Alter for structural work into the roof. Without that consent the conversion cannot proceed however good the design, and a managing agent will usually require drawings, a structural method statement, evidence of party wall compliance and often a professional-team appointment before licensing works. Acquiring the airspace can also mean a premium negotiated with the freeholder and a deed of variation to the lease, both of which take time and legal input. We front-load these questions because they, not the roof geometry, most often decide whether a top-floor conversion is feasible, and because discovering a licence obstacle after design is drawn is the costliest way to learn it.
The new staircase is the part owners most often underestimate, in a house or a flat. It must rise within the going and rise limits of Approved Document K and land with full headroom, and it almost always consumes part of a room or landing on the storey beneath. In a Fitzrovia flat that floor area is fixed and frequently already tight, so the stair can be the constraint that decides feasibility outright — there is no garden or extension to borrow space from, only the existing plan. In a townhouse it governs both cost and how much of the floor below is lost, since a well-placed stair might take a corner of a bedroom while a poorly placed one sacrifices a whole room. We resolve the stair position at feasibility, because it drives the layout, the budget and the value the conversion actually adds.
Fire escape is the requirement that catches people out when a storey is added. Lifting a habitable floor above the 4.5-metre threshold triggers a higher standard: a protected stair enclosure running to a final exit, fire-rated doors — typically FD30 — to the rooms off it, and mains-powered, interlinked alarms. In a mixed-use Fitzrovia building with flats over shops, studios or restaurants, the escape route and the fire separation from the commercial uses below are assessed together, and a top-floor conversion cannot compromise the protected route serving the flats beneath. Where a Fitzrovia interior — open-plan or with a shared internal stair to other units — cannot enclose the escape route cleanly, an alternative such as a sprinkler or mist system, or a compliant secondary escape, has to be designed in from the outset. We build the escape strategy into the drawings from the start rather than letting building control reshape it late and force a redesign of the very layout the conversion depends on.
A converted roof needs new structure, and in a terrace that structure lands on shared walls. Steel beams typically span the building and bear onto the existing walls, with alterations to ridge, purlins and rafters that a structural engineer designs and calculates. On a Fitzrovia terrace those beams usually bear into the party wall shared with the adjoining house or, in a flat, into walls shared with a neighbouring dwelling, which engages the Party Wall etc. Act 1996; notices go to the affected neighbours before work starts. The roof is also where the building's insulation is upgraded to meet current standards, and in a mixed-use stack the beam positions and any new loads have to respect the structure serving the commercial uses below. On a leasehold building the freeholder's structural interest in the roof has to be settled before any of this proceeds, so we coordinate the engineer's design, the party wall notices and the Licence to Alter as one sequence rather than discovering a clash between them mid-project.
