On a Mayfair terrace the roof conversion almost always resolves into one of three forms. A mansard rebuilds the roof as a near-vertical slated slope behind the front parapet, winning a full storey but reading as a distinct addition. A dormer, usually to the rear, lifts head height over part of the plan without altering the front slope. Conservation rooflights suit roofs where usable height already exists and only light and a means of escape are needed. Which one is realistic is decided by the existing profile and how the roof is seen, not by the floor area you would like to gain.
Head height governs everything else. Many Mayfair roofs are shallow London or low-pitched structures where the ridge simply sits too low for habitable rooms without raising the roofline. We survey the existing pitch, ridge and ceiling levels early, because a mansard or dormer may be the only way to reach the roughly 2.3 metres of clear height a comfortable room needs, while Building Regulations still expect around 2 metres over the new stair. Where the ridge is already generous, a lighter rooflight scheme can avoid a planning argument over the roofscape altogether.
The new stair is often the hardest element to place. In a townhouse it usually continues the existing stair core up to the roof, but that final flight lands in what is currently a prime top-floor bedroom or reception, so the plan has to give something up. In a lateral apartment the position is different again: the roof space above may not fall within your demise at all, and even a well-designed stair is academic until the freeholder's ownership of that airspace is confirmed. We test the stair geometry against the plan before any layout is fixed.
Adding a storey changes the fire strategy of the whole house. Once an occupied floor sits high enough above ground, broadly where the new level is more than 4.5 metres up, Building Regulations expect a protected stairway: a fire-resisting enclosure, fire doors to habitable rooms and a safe route to a final exit. On a tall Mayfair townhouse that can mean upgrading doors and linings on floors well below the new work, and sometimes a sprinkler or mist system where a fully protected route is impractical. This is designed in from the outset, never bolted on afterwards.
Structurally, an old roof was never built to carry bedrooms. A mansard or dormer typically needs new floor joists, beams at the ridge and party-wall lines, and steel where spans are long, all threaded into a building you must keep watertight and occupied around. Insulation has to meet current standards within a slim mansard profile, so the build-up is detailed carefully to protect head height. Parapet gutters, lead flashings and the junctions with neighbouring roofs are where these conversions leak if they are rushed, so the leadwork and drainage detailing earn real attention on the drawings.
All of this sits inside one of London's most closely watched roofscapes. Mayfair grew from the speculative streets laid out around Hanover Square after 1717, and the Mayfair Conservation Area, which contains a high concentration of listed buildings. Westminster and its conservation officers read the roofline as a fifth elevation, seen from surrounding streets and upper windows, so a mansard that interrupts an intact, uniform terrace is much harder to justify than one that completes a run where neighbours already have them.
