Two entirely different projects go by the name 'kitchen' in Mayfair, and which one you have is settled by the deeds rather than by the brief. In a house — a townhouse behind the principal streets, or a mews — the kitchen can genuinely change shape: walls come out, the plan is re-cut, and where there is a yard or lightwell to build into, the room may gain some floor area. In a lateral apartment or a mansion flat there is nothing to build into and no ground under your control, so the kitchen is not enlarged but relocated and replanned inside the demise the lease describes, and the freeholder's surveyor becomes the reader whose opinion sets the programme. We settle which of the two you are commissioning before a single wall is drawn out, because the consents, the risks and the sequence all diverge from that point onwards.
The second question is which floor the kitchen should sit on. Mayfair's Georgian and Victorian townhouses were planned with cooking and service rooms below street level and the family rooms stacked above them, so the modern brief — one bright kitchen the household actually lives in — resolves into either lifting the kitchen up to the garden or ground floor, or committing to the lower ground and making it genuinely habitable. Both are legitimate, and they are different jobs. Moving up frees a well-lit floor but strands the drainage and forces a new extract route through the principal storeys. Staying down means confronting ceiling height, daylight and damp. Lowering the existing floor to win headroom is the moment a kitchen quietly becomes an excavation, and Westminster's basement policy then applies to a scheme that started life as a fit-out.
Opening up a Mayfair kitchen is a temporary-works exercise before it is an aesthetic one. In a narrow townhouse the wall you want to lose — between the front and rear service rooms, or along the flank of the closet wing — is frequently loadbearing rather than a partition, and in a terrace the walls on either side are shared with neighbours. The work proceeds by needling and propping the structure, forming the new bearings, and only then removing the old wall: the engineer's sequence, not the kitchen designer's plan, governs the order of events. Cutting a beam pocket into a shared wall is notifiable in its own right, and new pad foundations dug within three metres of a neighbour's structure and below their footings are notifiable again. A kitchen is the most heavily serviced room in the house, and in a listed one every service has to find a route that leaves the significant fabric alone. Swapping gas for induction disposes of the combustion flue and the air supply that goes with it, but it raises the electrical load: an induction hob, an electric oven, a dishwasher and any comfort cooling can together outgrow what an older incoming supply and consumer unit were ever sized to carry, so the load is worth checking before the appliance schedule is signed off. Hot water demand and pressure matter in a tall townhouse where the kitchen sits at the bottom and the bathrooms at the top. Plant, softener and cylinder need somewhere sensible to live, and appliance noise deserves attention where the kitchen sits under a bedroom or against a neighbour's wall.
Relocating a kitchen inside a Mayfair lateral apartment is a common and achievable project, but it is read closely by people who are not the council. The plan is wide and the soil stack is wherever the original builder put it, so the further the island travels from that stack, the harder it is to hold a consistent fall in the waste run within the floor depth available. A wet, warm, noisy room is also being placed above somebody else's quiet one, so expect the freeholder's surveyor to want an acoustic floor build-up, a waterproof tray beneath the units and appliances, and a fire strategy where the new kitchen opens onto the hall the bedrooms escape through. Working hours, deliveries and protection of common parts come with the managing agent. The Licence to Alter, not planning, is usually the critical path.
Light and heat are the last pair to reconcile, and they pull against each other. A lower-ground kitchen borrows daylight from a yard or lightwell at one end and from very little else, which argues for a generously glazed opening and, where the geometry allows, a rooflight over the deepest part of the plan. But glass gathers heat and a kitchen already manufactures its own, so put the two together on a sunny elevation and the handsome new room becomes the one nobody wants to sit in for two months of the year. Glass specification, shading and a ventilation strategy that can genuinely shift warm air belong in the design, not in a set of blinds bought afterwards. From there the route is plain: survey, confirm the designations and tenure for the exact address, design around structure, drainage and extract, then draw what the council, the freeholder and the builder each require. None of this needs to be sequential. The measured survey, the listing and estate check, the structural view on which wall is really doing the work, and the drainage strategy for a room below the sewer can all be run together in the first weeks, and doing so is what stops a kitchen being redesigned twice. The failure pattern we are usually called in to unpick is the same one: a beautiful layout agreed with a kitchen supplier, then a beam that lands in the island, an extract with nowhere to go, and a waste run that cannot hold its fall. The order that works is the reverse — establish the constraints, then let the room be as generous as those constraints honestly allow.
