On a Fulham terrace the conversion is decided by the back roof slope you inherit rather than by any template. The long Victorian and Edwardian rows here carry a repeating rear roofscape — a main pitch with a lower back-addition wing tucked behind it — and the move that unlocks a full-height room is usually a rear dormer, or an L-shaped dormer that wraps from the main slope onto that wing. Because a whole row reads as one continuous plane of slate, a dormer that ignores the ridge line, the party parapets or the proportions of its neighbours announces itself immediately and invites objection. We set the dormer down from the ridge and in from the flank walls, size its glazing to the slope, and clad it to recede, so the addition sits within the established pattern of the terrace instead of breaking the line the whole street shares.
Whether the loft earns its keep comes down to what actually sits under the ridge. As a working rule you want roughly 2.2 to 2.4 metres of clear height before the new floor build-up is added, and that height has to be held across enough of the plan to give a genuine room rather than a narrow strip you can only stand in down the centre. Where a Fulham terrace has a steep, generous main rear pitch, it usually converts cleanly and gives a comfortable ceiling once the floor is formed; a shallower back-addition wing behind it frequently does not, which is exactly why the L-shaped dormer over the wing is such a common answer here. We measure the ridge height, the roof pitch and the existing ceiling line at feasibility, and model the finished head height before a single layout is drawn, so the brief is set on the roof you actually have.
The new staircase is the part owners consistently underestimate on a narrow terrace. It has to rise from the floor below inside the going and rise limits of Approved Document K, land with full headroom over the top step, and it almost always eats into a bedroom or the landing on the storey immediately beneath. On a typical two-window Fulham terrace that floor is already tightly planned, so where the stair lands and how much space it borrows frequently decides whether the whole conversion is worth doing at all. We fix its run, its half-landing and its head clearance at feasibility rather than leaving it to the end, because the stair governs both the cost and disruption to the floor below and how much genuine, usable floor area the converted roof actually returns to you. On some plans a winder or a partial re-hang of the existing flight is the only way to find a compliant rise without sacrificing a whole room, and that is a decision better made on the survey than discovered on site.
Means of escape is the requirement that quietly reshapes the whole design. Turning a two-storey terrace into three storeys lifts the new floor above the 4.5-metre threshold, and that calls for a protected stair enclosure running the full way down to a final exit, fire-rated doors — usually FD30 — onto that stair at every level, and mains-powered, interlinked smoke alarms throughout. Fulham houses that have already been opened up at ground-floor level, as so many have, often cannot enclose the stair cleanly without losing the openness that was the point of the earlier work, so a sprinkler or mist system, or a compliant alternative escape route, is designed in instead. We build the escape strategy into the drawings from the outset, so building control is confirming a route we have resolved rather than imposing one that forces a redesign late in the day.
A converted roof needs new structure carried down into the existing house, and on a terrace that structure lands in a particular place. It usually means steel beams at the new floor level and along the ridge, bearing onto the flank walls, which on a mid-terrace are the party walls shared with a neighbour on either side. Beams that bear into or notch those walls engage the Party Wall etc. Act 1996, so notices go to both adjoining owners before work starts — a genuine Fulham particularity, because the uniform terrace form means there is rarely a free flank to build off. A structural engineer designs and calculates the beams and the altered rafters, and the roof is also where the building's insulation is finally brought up to current standards without eroding the head height you fought to keep.
Fulham houses are rarely untouched, and that history matters before the roof comes off. Most have been extended, re-roofed or reconfigured at least once, so we review what those earlier works actually did — whether a previous rear extension left a flat roof the new dormer now has to meet cleanly, whether the back-addition wing was already raised or altered, and whether the existing structure can carry the new floor loads — before anything is opened up. The loft is also, on most Fulham briefs, one move within a larger family-house plan, sequenced with a ground-floor extension and a wider refurbishment, so we coordinate the stair, the beam positions and the service runs with the rest of the project. Getting that order right is what stops one stage quietly undoing another, and it lets a single set of beams, a single stair and one fire strategy serve the whole house rather than being reworked each time the next phase begins.

Along a continuous Victorian or Edwardian row the back roofs read as a single plane of slate, and the conservation interest — where the house sits within one of the borough's conservation areas — lies in keeping that plane calm and legible. A dormer set tight to the ridge, run hard to the flank walls or over-glazed breaks the rhythm and draws objection; one set down and in, with modest windows and cladding chosen to recede against the slate, tends to read as an unremarkable part of the roof. Three roof routes suit different Fulham terraces, and the choice is technical before it is aesthetic. A rooflight or conservation-rooflight conversion keeps the existing roof shape entirely untouched and raises the fewest planning questions, but it adds the least usable height and only works where the ridge is already generous. A rear or L-shaped dormer buys real floor area and headroom over the back-addition wing and is the workhorse of the terrace loft. A mansard reshapes the whole roof and attracts the closest scrutiny, so it is only worth testing where the roofscape and any conservation designation can genuinely carry it. Beyond the visible room, a loft conversion is a building-regulations exercise as much as an architectural one. The new floor has to satisfy structural, fire, sound and insulation standards at once; the roof is insulated to current U-values without surrendering the head height that made the loft worth doing; ventilation is designed so the new rooms and any en-suite do not trap moisture inside a tightened roof; and drainage for a loft bathroom has to be run down through the house to reach the existing soil stack. On a Fulham terrace those service runs and the beam positions have to be coordinated with the floors below early, which is why we develop the technical package alongside the planning drawings rather than treating it as an afterthought once consent is granted.

Fulham sits wholly within the London Borough of Hammersmith & Fulham, which is assessed under its own local plan, so there is no split-authority question to resolve for a loft here. The borough also contains a number of conservation areas that protect the consistent terraced streetscape; where a house falls within one, the permitted-development rights that might otherwise allow a rear dormer are commonly restricted or removed, and any Article 4 direction narrows them further. We confirm whether a conservation designation or an Article 4 direction applies to your exact address before assuming any roof precedent.
A rear dormer on an unaffected house can sometimes proceed under permitted development within the volume and design limits national rules set, but a mansard, a front-slope change or a flat conversion falls outside those rights and needs a householder planning application, determined against the statutory period once validated. Where rights do appear to survive, we advise confirming them with a Lawful Development Certificate rather than relying on an assumption that can unravel at sale. For most Fulham roofs we plan for a full application from the outset.
Two further approvals run alongside planning and are easy to underestimate on a terrace. The Party Wall etc. Act 1996 is engaged as soon as new beams bear onto the party walls on either side of a mid-terrace, so notices to both neighbours are programmed early. Building regulations then govern the structure, fire separation, insulation, ventilation, drainage and stair geometry of the converted roof, and are approved separately from the planning decision. We sequence all three so the loft is designed once, not reworked when a later consent imposes a change.
Fulham contains a number of conservation areas where the repeating rhythm of Victorian and Edwardian terraces — including the pattern of their rear roofs and dormers — is part of the protected character. No single designation is assumed here; whether one applies, and what it asks of a roof addition, is confirmed for the exact address. Where it does, a rear dormer set down from the ridge and detailed to recede against the slate is generally more defensible than a prominent or over-glazed addition.
Front and street-facing roof changes are the most sensitive within any such designation, so conversions here are generally designed to work off the rear slope and the back-addition wing, where the addition is least publicly visible from the street.
