On a Fulham terrace the conversion is decided by the back roof slope you inherit rather than by any template. The long Victorian and Edwardian rows here carry a repeating rear roofscape — a main pitch with a lower back-addition wing tucked behind it — and the move that unlocks a full-height room is usually a rear dormer, or an L-shaped dormer that wraps from the main slope onto that wing. Because a whole row reads as one continuous plane of slate, a dormer that ignores the ridge line, the party parapets or the proportions of its neighbours announces itself immediately and invites objection. We set the dormer down from the ridge and in from the flank walls, size its glazing to the slope, and clad it to recede, so the addition sits within the established pattern of the terrace instead of breaking the line the whole street shares.
Whether the loft earns its keep comes down to what actually sits under the ridge. As a working rule you want roughly 2.2 to 2.4 metres of clear height before the new floor build-up is added, and that height has to be held across enough of the plan to give a genuine room rather than a narrow strip you can only stand in down the centre. Where a Fulham terrace has a steep, generous main rear pitch, it usually converts cleanly and gives a comfortable ceiling once the floor is formed; a shallower back-addition wing behind it frequently does not, which is exactly why the L-shaped dormer over the wing is such a common answer here. We measure the ridge height, the roof pitch and the existing ceiling line at feasibility, and model the finished head height before a single layout is drawn, so the brief is set on the roof you actually have.
The new staircase is the part owners consistently underestimate on a narrow terrace. It has to rise from the floor below inside the going and rise limits of Approved Document K, land with full headroom over the top step, and it almost always eats into a bedroom or the landing on the storey immediately beneath. On a typical two-window Fulham terrace that floor is already tightly planned, so where the stair lands and how much space it borrows frequently decides whether the whole conversion is worth doing at all. We fix its run, its half-landing and its head clearance at feasibility rather than leaving it to the end, because the stair governs both the cost and disruption to the floor below and how much genuine, usable floor area the converted roof actually returns to you. On some plans a winder or a partial re-hang of the existing flight is the only way to find a compliant rise without sacrificing a whole room, and that is a decision better made on the survey than discovered on site.
Means of escape is the requirement that quietly reshapes the whole design. Turning a two-storey terrace into three storeys lifts the new floor above the 4.5-metre threshold, and that calls for a protected stair enclosure running the full way down to a final exit, fire-rated doors — usually FD30 — onto that stair at every level, and mains-powered, interlinked smoke alarms throughout. Fulham houses that have already been opened up at ground-floor level, as so many have, often cannot enclose the stair cleanly without losing the openness that was the point of the earlier work, so a sprinkler or mist system, or a compliant alternative escape route, is designed in instead. We build the escape strategy into the drawings from the outset, so building control is confirming a route we have resolved rather than imposing one that forces a redesign late in the day.
A converted roof needs new structure carried down into the existing house, and on a terrace that structure lands in a particular place. It usually means steel beams at the new floor level and along the ridge, bearing onto the flank walls, which on a mid-terrace are the party walls shared with a neighbour on either side. Beams that bear into or notch those walls engage the Party Wall etc. Act 1996, so notices go to both adjoining owners before work starts — a genuine Fulham particularity, because the uniform terrace form means there is rarely a free flank to build off. A structural engineer designs and calculates the beams and the altered rafters, and the roof is also where the building's insulation is finally brought up to current standards without eroding the head height you fought to keep.
Fulham houses are rarely untouched, and that history matters before the roof comes off. Most have been extended, re-roofed or reconfigured at least once, so we review what those earlier works actually did — whether a previous rear extension left a flat roof the new dormer now has to meet cleanly, whether the back-addition wing was already raised or altered, and whether the existing structure can carry the new floor loads — before anything is opened up.
