Finding the actual cause of lower ground floor damp
A methodical investigation is worth far more than a treatment quotation, because on a below-grade level in Gospel Oak there are at least five distinct causes that present similarly. Start outside and above: check whether external ground levels have risen against the wall over the years, whether the light well has a working gully that is not blocked, whether rainwater goods discharge into a drain rather than onto the ground beside the wall, and whether any paving falls towards the building. Then look at the retaining condition: a wall holding back ground with no drainage behind it will be permanently wet on its buried face, and water will move through it laterally. Then consider the floor: an old solid floor with no damp-proof membrane, or a timber floor with a void that has been sealed, behaves differently again. Then ventilation and heating, because a cold room below ground with poor air movement will show condensation and mould that looks exactly like penetrating damp. Moisture readings taken at depth rather than at the surface, an external inspection of levels and drainage, and where necessary a small opening-up exercise will usually identify which of these is operating. Only then is a repair specified, and frequently the repair is drainage and ventilation rather than tanking.
