Fire safety in a tall Gospel Oak house
This is where loft projects on these houses either work or become expensive surprises, so it is worth understanding before design starts. Once a house exceeds two storeys above ground, and particularly once it reaches four storeys counting a lower ground floor, the escape strategy has to be a properly protected stair enclosure running from the top storey to a final exit at ground level. Every habitable room opening onto that stair needs a fire door, the enclosure itself needs fire-resisting construction, and the alarm system has to be mains-linked and interconnected throughout. The complication in Gospel Oak is that many of these houses have already been altered in ways that conflict with this: a lower ground floor opened into a single space with the stair running through it, a first-floor wall removed to make a through-reception, or an existing loft room converted years ago without approval and without a protected route. Resolving that can mean reinstating doors and enclosure on floors you were not planning to touch, which is a real cost that has to be in the budget. There are alternatives — a sprinkler or misting system can allow a more open arrangement in some layouts, and an alternative escape route can occasionally be designed — but they are engineering decisions taken at design stage with building control involved, not adjustments made when an inspector visits.
