A side-return extension on a Greenwich terrace is about capturing the narrow alley beside the original closet wing. Where a later Victorian or Edwardian house on the borough's slopes has an L-shaped rear plan — a full-width main room, then a slimmer back projection with a passage running down one side to the boundary — that passage is usually wasted space, and infilling it squares off the ground floor into a single full-width kitchen or kitchen-dining room. The opportunity is real, but the constraints — the structural opening, the drainage in the passage, the party wall on the boundary and the daylight that a flat-roofed infill has to borrow from above — are what decide whether the room that results is genuinely usable. Because the width gained is only a metre or two, the value of the project lies in how well those constraints are resolved rather than in the raw floor area, so we test them at feasibility rather than after the layout is fixed.
The structural opening between the original house and the new infill is usually the single biggest technical decision. Removing the external flank wall of the closet wing to join it to the widened space means a steel beam — often a goalpost frame — has to carry the floor and roof loads the masonry previously took, and in Greenwich's older solid-wall terraces the foundations beneath that wall are rarely deep enough by modern standards. We bring a structural engineer in at feasibility stage, not after the planning drawings are drawn, because the beam size, the new bearing points and any foundation underpinning all influence where the party wall line actually falls and how much the works cost the neighbour as well as the owner. Where the infill ties into a valley gutter against an attached neighbour's own rear return, the works can affect the structure on both sides, so notices may go to more than one owner. Roof glazing is where the daylight case for a side return is won or lost. A narrow infill with a flat roof relies almost entirely on rooflights to bring light into what was previously the darkest part of the house, so the size, position and upstand of those rooflights matter for the quality of the room as much as for its appearance. They also govern summer overheating and whether the addition overlooks — or is overlooked by — a neighbour's upper windows across the boundary. Where the property lies within a conservation area or contributes to the World Heritage setting, the visibility of a rooflight from neighbouring rear windows and the wider roofscape can also be raised, so a conservation-style flush rooflight is sometimes the better choice. We test the glazing layout against solar gain and overlooking together, and we check the height of the new flank wall along the boundary, so the finished kitchen is bright without becoming uncomfortably hot or exposing the neighbour.
From there the route is a coordinated one, and it starts by confirming the property's status. We establish whether the house is unlisted or listed, whether it sits within a Greenwich conservation area or contributes to the World Heritage setting, and whether it is a house or a converted flat — because that decides whether the scheme needs a householder application, listed building consent, freeholder approval or a building-regulations-only route.
