The right conversion depends on the roof you start with. Hackney's Victorian bay-fronted terraces radiating from London Fields and Broadway Market typically have a closet-wing rear, and the most productive move is an L-shaped dormer that combines the main rear roof slope with the lower roof over the closet wing — winning a bedroom plus the room that the return arm makes possible. The Georgian survivors around Clapton Square and Sutton Place can carry a shallow roof behind a parapet, and where they do that suits a mansard or a dormer set back and kept below the parapet line. Rooflight conversions keep the roof shape entirely and raise the fewest planning questions, but add the least usable height. We match the option to your roof, not to a template.
Whether a loft is worth doing usually comes down to head height. As a rule of thumb you want roughly 2.2 to 2.4 metres under the existing ridge before the new floor and ceiling build-up is added, and the finished room has to hold enough of that height across its footprint to be usable rather than a space you can only stand up in along the centre line. Many of Hackney's Victorian terraces have generous ceiling heights, and where the roof is steep-pitched they convert well; the closet-wing arm is shallower, which is exactly why the L-shape works — the tall main slope carries the head height while the return adds floor area. The new staircase is the part owners most often underestimate. A converted roof needs new structure, and on a Hackney terrace that structure lands on shared walls. In the conservation setting the deciding question is how the new roof reads. A rear dormer is kept subordinate — set down from the ridge, held in from the party walls at each side, and clad or slated to sit quietly against the existing slope; a mansard on a Georgian terrace works best concealed behind the parapet so the street elevation is barely altered. Changes to a front or street-facing slope are the hardest to justify, and where an Article 4 Direction applies even a rear dormer needs a full application and a design that answers the appraisal directly.
