A Hackney basement project almost always starts from an existing cellar rather than a clear dig. The Victorian bay-fronted terraces around London Fields and Mapledene, and the Georgian houses at Clapton Square and Sutton Place, were commonly built with a coal or storage cellar under the front rooms, often vaulted and extending beneath the pavement. That existing void is the opportunity and the constraint: converting what is already there is far more honest and predictable than a deep new dig, so our first task is to survey the cellar's true extent, floor level, wall construction and the ground it sits in, and to establish how much usable room the existing structure can give before any excavation is even considered. Where the cellar runs under the pavement as a vault, its ownership and the highway relationship also need checking, because that changes what can be done at the front.
Headroom is the question that decides whether a cellar is worth converting. Many original Hackney cellars were never meant to be stood up in, so the floor often has to be lowered to reach a comfortable ceiling height. Lowering the floor is not simply digging down — it exposes the base of the existing walls, which on a terrace are the party walls shared with the houses either side, and those walls were founded shallow. Gaining headroom therefore means underpinning: extending the walls downward in controlled sections so they bear at the new, deeper level without undermining the neighbours. We assess the achievable finished height against the underpinning depth needed, because the two are inseparable and together drive both feasibility and cost. A modest lowering that stays within the existing wall footings is a very different proposition from a deeper drop that commits the whole cellar to sequenced underpinning, and we set that expectation before any design is drawn.
Waterproofing is the technical heart of any Hackney cellar conversion. A below-ground room is permanently in contact with damp ground and cannot rely on a single barrier, so building regulations require a considered strategy — typically a combination of tanking, or a drained-cavity membrane system feeding a sump and pump, designed so that any water reaching the structure is managed rather than resisted alone. The right approach depends on the wall construction, the ground and the water regime found on site, and we design the waterproofing as an integrated system with maintainable access, rather than bolting a membrane onto a finished room. Getting this wrong is the single most common reason a converted cellar fails, so it leads the technical design. We also plan where the sump and pump sit, how they are powered and maintained, and how the drainage discharges, because a waterproofing system is only as reliable as the parts an owner can reach and service later.
Underpinning a terrace cellar is as much a party wall exercise as a structural one. On Hackney's dense terraces the walls being deepened are almost always shared, so lowering the floor and underpinning brings the Party Wall etc. Act 1996 squarely into play — notices are served to the neighbours on both sides, and their surveyors will want to see the sequence, the temporary support and the monitoring proposed during the works. A structural engineer designs the underpinning in pins or bays, calculates the loads and specifies the excavation sequence so that no length of wall is ever unsupported. We coordinate that engineering with the party wall process early, because on a terrace it is the neighbours' agreement, not just the structure, that sets the programme. Condition surveys of the adjoining properties are usually taken before work starts, so that any pre-existing cracking is recorded and the underpinning is not blamed for damage it did not cause.
Daylight, ventilation and escape turn a dry basement into a habitable room. Building regulations treat a below-ground bedroom or living room differently from storage: a habitable basement generally needs adequate natural light and ventilation and, critically, a satisfactory means of escape in a fire. On a Hackney terrace that often means forming or enlarging a front light well within the original pavement vault or garden, which both admits daylight and can provide the second escape route — but a light well is also the visible, external part of the scheme that engages conservation and Article 4 scrutiny at the front of the house. We resolve the light well, the internal stair and the escape strategy together, because each depends on the others and on where the property sits in planning terms. Ventilation matters as much as light: a below-ground room needs a reliable path for fresh air and for extracting moisture, and on a converted cellar that is designed in alongside the waterproofing rather than added afterwards.
The route from survey to site is a coordinated one. We measure the existing cellar and the house above, test the achievable headroom against the underpinning required, and design the waterproofing, structure, light well and stair as a single package before committing to a planning route.
