The first Holland Park kitchen question is not how big the room can be but where in the house it should sit at all. These villas and stucco townhouses were planned with the kitchen as service accommodation on a lower-ground or semi-basement floor, deliberately kept below the principal reception rooms and, where a service stair survives, reached separately from them. Staying down means solving daylight, ventilation and drainage on a floor that sits at or below the level of the ground outside. We price that decision honestly at feasibility, because it is the one that governs everything after it.
Extract is the constraint that most often decides where the kitchen can physically go, and it is the one owners are least warned about. A hob needs a duct, and a duct needs a route: enough straight run and few enough bends to move air at the rate the building regulations expect, a ceiling void or riser deep enough to carry it alongside the new structure, and a terminal somewhere on the outside of the building. On a Holland Park house neither end of that is trivial. From a lower-ground kitchen the duct must either climb through the floors above — competing with the very ceiling voids and beams the new opening has just created — or discharge into the front area or a lightwell, where warm, greasy air can stagnate below ground level and be smelled at a neighbour's window rather than dispersed. On a rendered, parapeted elevation the terminal itself is a visible alteration on a protected building. Drainage is the second thing that quietly rewrites a plan. Kitchen waste is not like a basin: it needs continuous fall to a connection that will accept it, and it carries fats and food solids that punish a shallow gradient. Where a kitchen sits at garden level in a house with its own drainage behind, the exercise is a straightforward one of setting invert levels and the stack or gully position before the floor build-up is fixed. Where the kitchen stays on a lower-ground floor, the picture can change completely, because the floor may sit at or below the level of the drain it needs to reach. In that case gravity is not available and the waste has to be lifted — a packaged pumping station or lifting unit, with the anti-flood protection that a below-ground appliance connected to a public sewer needs. That is a perfectly workable answer, but it brings a plant enclosure, a power supply, maintenance access and noise into the room, and it must be a decision taken at sketch stage rather than a rescue improvised on site. We establish what the existing drainage will actually accept before anyone agrees where the sink and the island go.
Then the wall. The single move that makes a Holland Park kitchen — one continuous room instead of a warren of service compartments — usually means removing a spine wall or a chimney breast, and in these solid-masonry houses that element is rarely doing nothing. A spine wall on the service floor can be carrying the floors of the principal rooms and everything stacked above them, so replacing it means a beam sized to real loads, bearings that older shallow footings may not provide without strengthening, and sometimes a transfer arrangement that reaches up through more than one storey. A chimney breast is worse than it looks: take one out at the bottom of a house and the breast, flue and stack above still have to be supported, which is a gallows-bracket or steelwork question and, in a listed interior, a consent question too. Where the new structure needs foundations near a boundary, the Party Wall etc. Act 1996 comes into play on its own timetable. Getting an engineer onto that wall at feasibility is what stops the layout being redrawn after the loads are properly understood.
Open plan has a fire consequence that kitchen designers routinely miss and building control never does. In a house of three or more storeys the staircase is the escape route, and it is supposed to be protected — enclosed, with fire doors onto it. A kitchen is the highest-risk room in a home, so opening it directly onto the stair, or into a hall that the stair discharges into, removes the very compartmentation the escape strategy depends on. On a tall Holland Park townhouse or villa that is a real limit, not a technicality, and the answers are limited: keep a protected route by holding a door line somewhere, accept an alternative escape at the level in question, or adopt an alternative approach in which a suppression system compensates for the open plan. Each has cost and design implications, and the open-plan kitchen-dining-hall many owners want is only available if one of them is chosen deliberately. It is also easy to create an inner room — a bedroom or study reached only through the kitchen — without noticing. We settle the fire strategy while the plan is still soft.
Finally, a modern kitchen is a plant room, and the tenure decides who has to agree to it. Induction cooking, comfort cooling, boiling taps, wine storage and mechanical ventilation together demand electrical capacity these houses were never wired for, and the incoming supply and consumer unit should be checked rather than assumed. Cooling and ventilation mean an external condenser or air-handling unit, and on tight, high-value streets what matters is the noise at a neighbour's window relative to the background level — so we site the unit away from the nearest habitable windows, screen it, and specify anti-vibration mounting and attenuation as part of the design rather than leaving it to the installer. In a converted-villa flat there is a further layer: a kitchen sitting over someone else's bedroom needs impact and airborne acoustic separation, moving waste means altering a stack that is often shared and outside your demise, and the freeholder's Licence to Alter is a separate contractual process with its own timescale. We confirm the tenure, the designation and the listing for the exact address, test the extract, drainage and structure, then prepare the planning and building-regulations drawings the route requires.
