A Kensington kitchen project begins with two facts about the property rather than about the kitchen: whether you own a whole house or a flat within one, and which floor the kitchen currently occupies. In the borough's tall stucco townhouses the kitchen very often sits at lower-ground level, tucked behind a front area and cut off from both the garden and the rooms above, so the real brief is rarely more worktop — it is to bring cooking, eating and the garden onto one level, which usually means extending at the back of the lowest floor rather than the one you walk in on. In a mansion flat or a converted-house apartment there is no outward to extend into at all: the demise is fixed, the kitchen is relocated within it, and the freeholder rather than the Royal Borough becomes the body whose consent decides the scheme. These are two different projects, with two different sets of failure, and we establish which one you have before drawing anything.
Extraction is the constraint that quietly reshapes most Kensington kitchen designs, and it is the one owners raise last. A recirculating hood asks nothing of the building; a ducted extract that genuinely clears steam and frying smells needs an uninterrupted run of ductwork at a diameter the fan can work with, terminating somewhere on the outside of the building. Where the walls are solid period masonry rather than cavity-built, there is no convenient void to hide a duct in, and a lower-ground kitchen is the hardest case of all, because the nearest external face may be a lightwell or an enclosed front area rather than open air. The routes that actually work — out through the flat roof of the new extension, at a discreet low level on a rear or flank face, or up a redundant flue where one survives and can be lined — each change the duct's length and its bend count, and therefore its performance. We fix the terminal before the ceiling and the beam are designed, not after the kitchen has been ordered.
Where the sink, the dishwasher and any utility appliances land is a drainage question dressed as a layout question. Move them away from the wall carrying the existing stack and the waste has to travel further, and every additional metre is bought with fall — a gradient that has to fit inside a floor zone already claimed by insulation, screed and underfloor-heating pipes. In a lower-ground Kensington kitchen that zone is unusually tight, because the finished level is pinned at both ends: it must meet the existing floor inside and reach a workable threshold out to the garden, and there is no simply digging down without engaging an entirely different and far more heavily controlled order of works. An island sink is the sharpest test of all this, since its waste crosses beneath the slab and must be set out before anything is poured. So we settle the build-up and the falls alongside the plan rather than after it, because a fall that will not fit is discovered on site, never on a mood board.
Opening the back of the lowest floor so the old kitchen and the new space read as one room is the structural heart of the job. Taking out a rear wall means a beam, and generally a goalpost frame whose columns and padstones carry load down onto new foundations. In Kensington's closely built terraces and mews one of those bearings almost always lands in a wall shared with a neighbour, while the foundation itself is dug close to their structure — so the Party Wall etc. Act 1996 follows from both the line of junction and the excavation, and it runs on its own timetable irrespective of what the planning decision says. The design question worth settling early is whether that beam drops down into the room or sits flush within the ceiling. A flush beam buys an uninterrupted soffit, but it competes for exactly the same depth as the extract duct, the lighting void and any recessed rooflight upstand, so the two are coordinated on the drawings rather than left to collide on site.
In a Kensington mansion flat or a converted-house apartment the kitchen cannot grow, so the project is to move it — out of a dim back room into the light, or into a plan that finally lets people cook and sit in the same space. That is a lease exercise before it is a design one. Freeholders and managing agents here generally require a Licence to Alter supported by drawings, and their surveyor will press hardest on three things: structure, acoustic separation to the flat below, and fire. Many leases restrict placing wet areas over a neighbour's habitable rooms, which can decide the sink position before the plan does. The block's soil stacks sit in fixed risers, so new waste has to reach one of them at a workable gradient within a shallow floor build-up, and any new extract route out of the building needs the freeholder's agreement and, because it is an external change, a planning view as well. We read the lease and survey the risers before proposing a new kitchen position.
Tenure has one further wrinkle here that catches owners out. Parts of Kensington remain within estate freeholds — the Phillimore Estate among them — so even a house can carry lease covenants that require the freeholder's consent alongside the Royal Borough's, and that consent is a separate process with its own timetable. Once the consents are mapped, the room still has to work as a kitchen. Building regulations set the extract and background ventilation it must provide, cap the heat loss a new extension may carry, and govern the structure, drainage and fire separation around it. Those are not hurdles bolted on at the end; they are the reason the hob position, the duct route, the rear glazing and the floor build-up are decided together at the outset. A Kensington kitchen designed that way is buildable, quiet and dry. One designed as a plan first and a services problem later is neither.
