Kensington's roofscape is one of its defining characters: stucco-fronted terraces hide behind parapets, with shallow valley or 'butterfly' roofs concealed from the street, while whole runs of terrace carry a matched mansard storey. Converting a roof here begins with understanding what is actually up there — the ridge and parapet heights, the pitch of each slope, and how any addition would read from the pavement, from the garden side and from higher ground. In RBKC's conservation areas the roof is treated as a visible fifth elevation, so the form you choose has to sit comfortably within an established rhythm.
The three broad routes are a rear dormer, a mansard, or rooflights. A rear dormer kept below the ridge and behind the parapet is often the least contentious, adding usable head height where it is least visible. A mansard — a steeply pitched, lead or slate-clad storey — can suit a terrace where neighbours already carry one, but RBKC scrutinises new mansards closely where the roofline is currently unbroken. Rooflights, ideally slim, flush-fitting conservation patterns, suit front slopes where any dormer would be refused. The right answer depends on your specific roof and how exposed it is.
Head height is usually the deciding technical factor. Many Kensington roofs were never built to be lived in, so the space between the existing ceiling joists and the ridge can be tight once a new floor structure and insulation are added. Raising the ridge is rarely acceptable in a conservation area, so the design has to work within the roof you have — sometimes lowering the ceiling below, sometimes accepting sloped-ceiling zones. The existing structure, whether purlins, rafters or a valley gutter, dictates where new steels and floor beams go and how loads pass down to the walls below.
A new internal stair is often the hardest part of the puzzle. Building Regulations set minimum headroom over the flight, and fitting a compliant stair usually means sacrificing part of a top-floor room and stacking the new run above the existing staircase so loads and structure line up. In narrow Kensington townhouses and flats every centimetre counts, and the stair position frequently drives the whole layout of the new level. We test stair geometry and headroom at feasibility stage, before the roof form is fixed, because a stair that cannot be made to comply can undo an otherwise workable scheme.
Fire safety is where roof conversions become demanding. Adding a storey so that a floor sits more than 4.5 metres above ground level triggers Part B requirements for a protected escape route — typically a fire-resisting, self-closing enclosure to the full stair from the new level down to the final exit. In an already-tall Kensington townhouse of four or five storeys, achieving a fully protected stair can be involved, and where it cannot be delivered a sprinkler or mist suppression system may be needed instead. The escape strategy has to be resolved early, as it shapes doors, walls and the stair itself.
Finally, the roof has to perform. A warm-roof build-up keeps insulation continuous while retaining the external slate or lead finish that conservation policy expects, and historic construction needs detailing that manages moisture rather than trapping it.
