On a Primrose Hill terrace the roof form usually drives the whole scheme. A rear dormer is the workhorse, adding standing height across the back slope; a mansard rebuilds the roof at a steep pitch to create a genuine top storey; rooflights keep the existing slope intact for the lightest-touch option. Which one suits depends on ridge height, roof pitch and how the property sits within its group. Because the terraces read as a single composition, the choice is judged as much on how it reads from the street as on the space it delivers.
Feasibility starts with a measured roof survey, not a layout. Building Regulations expect usable headroom over the new stair and across the habitable floor, so the height from ceiling joist to ridge is the first number we check. Many Primrose Hill terraces have shallow or valley roofs concealed behind a parapet — a form that can leave surprisingly little clear height and often pushes the design toward a mansard rather than a simple dormer. Roof pitch, purlin positions and the depth of the existing structure all shape whether a comfortable room, and a compliant stair, can be won from the space.
The new stair is often the hardest part to resolve. It has to rise into the loft with adequate going and a pitch no steeper than the regulations allow, land with proper headroom at the top, and connect cleanly to the floor below — usually by borrowing space from a bedroom or landing that owners would rather keep. Where a fully protected stair cannot be achieved within an awkward plan, alternative approaches such as a sprinkler system are sometimes agreed with building control. These requirements are not optional extras; they shape door positions, wall build-ups and the layout from the outset.
Structurally, most conversions replace the old ceiling joists with new floor beams — commonly steel — sized to carry the new room and to allow redundant struts and purlins to be removed for clear space. The roof covering is usually rebuilt as a warm roof, with insulation over or between the rafters to meet current thermal standards while keeping enough depth for ventilation and avoiding trapped condensation. On a mansard the whole slope is reconstructed, so lead detailing, slate or zinc and the junction with the party walls all need resolving. Getting the structure and build-up right early keeps later technical drawings straightforward.
How the finished roof reads is where Primrose Hill's controls bite hardest. Because the whole area is a conservation area, the permitted-development rights that allow roof enlargements elsewhere do not apply, so a dormer or mansard will need a planning application.
