In most of Soho the housing is flats above commercial premises, so a kitchen project rarely means an outward extension at all — there is no garden and no rear return to build into. The useful gain comes from re-planning the kitchen within the flat's existing footprint: opening a cramped galley into a living space, shifting the run of units to a better wall, or reconfiguring the layout around a structural line that cannot move. What decides whether that is straightforward or difficult is not the joinery or the finishes but the services behind them — where cooking extract can physically be taken, how waste reaches the building's soil stack at an adequate fall, and what the floor has to do acoustically for the premises below. We establish those three answers before the layout is fixed, because each of them can quietly veto an otherwise attractive plan.
Cooking extract is the first real constraint in a mixed-use Soho building. A flat sitting above or beside food and entertainment uses cannot simply vent a hob into a light well, a shared stair or the back of the building, and recirculating filters rarely satisfy a kitchen that is used properly. The workable answer is usually a ducted mechanical extract taken to a discreet external termination, sized and routed so that grease and odour do not become a nuisance to the residential neighbours who share the building. Where the duct crosses a fire compartment it needs a fire damper to preserve that separation, and where it terminates externally — a roof fan, a cowl, a new wall vent or flue — planning permission and conservation-area scrutiny can both apply. We fix the extract strategy early, because in practice it often dictates where the hob is allowed to sit.
Moving the sink, the dishwasher or a washing machine is governed by drainage more than by design preference. Waste has to run at a consistent fall to reach the building's existing soil stack, and in a flat there is very little floor depth in which to gain that fall across a long horizontal run, so a kitchen that looks free to move on plan may in fact be tied to within a metre or two of the stack. Where the ideal layout pulls appliances away from it, a pumped or macerated waste run is the usual fallback, but it brings its own noise, access and maintenance implications that belong in the decision. The stack itself normally sits within a shared riser serving other flats above and below, so connecting into it involves the freeholder and careful coordination with neighbours rather than being purely your own affair.
The floor is where a Soho kitchen meets the premises underneath it. A new kitchen sits above a shop, a restaurant, a bar or another flat, and hard finishes, heavy appliances and everyday foot traffic all transmit impact and airborne sound downward into that space. A resilient floor build-up — decoupling layers, an acoustic mat or a floating screed — is what controls it, and where the floor separates two dwellings the sound-insulation standards of the building regulations apply as a minimum. The build-up also has to accommodate the new waste runs and any underfloor services without losing usable head height, so the acoustic, drainage and level constraints have to be solved together rather than one after another. Getting this wrong is often what turns the neighbour or business below into an objector partway through a job.
Fire separation between the commercial and residential parts of the building governs more than most owners expect. The floors and walls that divide a flat from trading premises below, and from the common parts of the building, act as compartment boundaries, and every new service that penetrates them — an extract duct, a waste pipe, a cable run — has to be fire-stopped so that the separation is maintained intact. Relocating a kitchen inevitably creates exactly these penetrations, so the detailing of how each one is sealed is part of the design rather than an afterthought left to site. Where the works touch the escape route from the flat or from the building as a whole, the arrangement is checked against the building regulations before the layout is committed, so that a better kitchen never quietly compromises the way people get out.
Bringing it together is a coordinated technical exercise rather than a decorating decision. We survey the flat, locate the soil stack and the services riser, test a viable extract route to the outside, and confirm whether the building is listed or falls within the Soho Special Policy Area, then produce the building-regulations drawings and the drawings that the freeholder's Licence to Alter will require. Where new work bears on, or cuts into, a party structure shared with an adjoining flat, the Party Wall etc. Act 1996 applies between flats in the same building just as it does between separate houses. Construction in Soho then has to work with narrow streets, restricted loading, tight working hours, a shared entrance and trading neighbours who cannot simply close, so we plan access and protection early.
