The three external causes, in the order worth checking
A methodical external inspection resolves most ground-floor damp before any internal investigation is needed, and it costs an hour. Take them in this order. First, ground levels. The original construction assumed a defined height between the external ground and the internal floor, with a damp proof course in the wall above external ground level. Decades of patios laid over paths, drives resurfaced rather than dug out, and borders topped up with compost mean that on a great many houses the external ground now sits at or above the internal floor. Where it does, water in the ground passes into the masonry above the damp proof course and the course is bypassed entirely — which is why injecting a new one changes nothing. The remedy is to lower the external level, or where that is impractical, to form a drained gravel margin against the wall. Second, underfloor ventilation. A suspended timber floor is designed to be ventilated by air bricks on opposing walls, giving cross-flow through the void. Blocked, buried, rendered-over or debris-filled air bricks stop that flow, the void stays humid, and joist ends and floorboards decay — often first at the wall furthest from any surviving vent. Clearing or reinstating air bricks, and where necessary adding periscope vents to carry ventilation over a raised level, is inexpensive. Third, rainwater goods. Inspect them in heavy rain, because a cracked gutter or a leaking joint is invisible when dry. A downpipe discharging against a wall rather than into a gully, or a blocked hopper overflowing, saturates one patch of masonry repeatedly, and the internal symptom is localised, seasonal damp that follows the weather. Between them these three account for the large majority of damp diagnosed as rising, and all three are cheaper to fix than a chemical injection that would not have worked.
