A kitchen extension is the moment a West Hampstead house opens up its rear elevation, and that is exactly where the area's hardest technical trade-off lives. Where the back of the property faces a rail corridor, or sits close to the station-area movement that runs through NW6, the wall of sliding glass a client pictures is also the weakest acoustic element you can put into the building. The instinct is to treat glazing as a supplier decision taken late, once the plan is fixed. On a noise-exposed rear elevation it is a design decision that has to be taken first, because it drives frame depth, the size of the structural opening, threshold detailing and the reveals the brickwork must accommodate. We establish early whether the rear elevation is exposed, screened by intervening buildings, or facing a quiet garden run, and we set the glazing performance target from that — before a single door schedule is priced.
Ventilation is where the trade becomes unavoidable. Background ventilation is a building-regulations requirement, and the default way of meeting it — trickle vents in the window heads, with openable doors and sashes for purge — assumes you are willing to open the room to the outside air. Where the elevation is noise-exposed that assumption collapses: if opening windows are the only ventilation strategy, noise can undermine the value of the new rooms, and clients end up living in a beautiful kitchen with the doors shut and the air stale. The alternatives are real, but they have to be designed in rather than bolted on: acoustically attenuated background vents, or a mechanical background ventilation system whose intake is taken from a sheltered elevation and ducted through a ceiling void the ceiling height has to allow for. Overheating is the second-order consequence of solving for noise. A large glazed rear box oriented to the south or west collects solar gain all afternoon, and a room you cannot comfortably purge by throwing the doors open has lost the cheapest way of shedding it. The remedies are architectural before they are mechanical: solar-control coatings chosen so they do not fight the acoustic build-up, a roof overhang or deep reveal that shades the glass at high summer angles, rooflights positioned and shaded for orientation rather than dropped into the middle of the plan, and a purge route drawn from a quieter elevation so the house can still cross-ventilate on a still evening. Then there is the equipment the kitchen actually needs, which is where island-led layouts come unstuck. Mechanical extract from the cooking zone is a building-regulations requirement, and a hob in the centre of a glazed single-storey box has nowhere obvious to send it: the duct has to run up through a flat roof, back through the rear wall, or the length of the ceiling to a flank where a terminal can be expressed without disfiguring the elevation. Where the property sits within a conservation area, the position and appearance of that terminal, and of any boiler or heat-pump flue, is part of what a case officer sees. Recirculating extract avoids the duct but does not remove moisture, which matters more in a well-sealed, acoustically upgraded room. External plant — an air-source unit, a refrigeration condenser — also needs a location where its own noise does not become the neighbour's problem, so we place it on the drawings rather than leaving it to the installer.
Drainage decides more kitchen layouts than owners expect. A moved sink, dishwasher and waste run all need a fall to an existing stack or gully, and where the new position sits on the far side of the plan that fall may only be achievable by raising the floor, dropping the ceiling beneath, or cutting a new below-ground connection. Where a rear extension is built over or close to a public sewer, a build-over agreement with Thames Water sits alongside the planning application and takes its own time. So the honest sequence is an existing drainage survey first and the kitchen layout second — not a joinery plan that the drainage is then asked to chase. In a ground-floor flat or a converted house the existing runs also tell you what previous conversions did to the building, which is usually the most useful evidence available before anything is opened up.
Tenure is the last check and, in West Hampstead, often the first thing that stops a kitchen scheme.
