A kitchen extension opens the rear elevation, so glazing and ventilation should respond to measured site conditions. Where measurement identifies relevant noise exposure, specify the pane build-up, frame, seals, threshold and ventilation strategy from that evidence. Rail or station proximity alone does not establish an acoustic requirement or performance target.
Ventilation is where the trade becomes unavoidable. Background ventilation is a building-regulations requirement, and the default way of meeting it — trickle vents in the window heads, with openable doors and sashes for purge — assumes you are willing to open the room to the outside air. Where the elevation is noise-exposed that assumption collapses: if opening windows are the only ventilation strategy, noise can undermine the value of the new rooms, and clients end up living in a beautiful kitchen with the doors shut and the air stale. The alternatives are real, but they have to be designed in rather than bolted on: acoustically attenuated background vents, or a mechanical background ventilation system whose intake is taken from a sheltered elevation and ducted through a ceiling void the ceiling height has to allow for. That single decision reshapes the ceiling, the ductwork and often the kitchen layout itself.
Overheating is the second-order consequence of solving for noise. A large glazed rear box oriented to the south or west collects solar gain all afternoon, and a room you cannot comfortably purge by throwing the doors open has lost the cheapest way of shedding it. The remedies are architectural before they are mechanical: solar-control coatings chosen so they do not fight the acoustic build-up, a roof overhang or deep reveal that shades the glass at high summer angles, rooflights positioned and shaded for orientation rather than dropped into the middle of the plan, and a purge route drawn from a quieter elevation so the house can still cross-ventilate on a still evening. The insulation requirements of the building regulations also mean glazed area is never free — a heavily glazed rear elevation has to be offset by better performance elsewhere in the fabric. We test glazed area against orientation before the elevation is fixed.
Define applicable extract and ventilation requirements for the actual layout under the current Building Regulations guidance. Coordinate any duct, terminal or external plant against measured structure, the proposed equipment, neighbour conditions and mapped planning controls rather than inferring a route from an island, flat roof or conservation-area label.
Drainage routes and falls should be surveyed before the kitchen layout is fixed. Locate and classify the drain or sewer. A build-over agreement is not inferred from a shared or private drain, or from proximity alone; check whether the work affects a sewer under the sewerage undertaker's control and whether that undertaker requires an agreement.
Tenure is a separate check. In a maisonette or upper flat the rear wall, structural floor or soil and vent pipe may sit outside the demise. Flats and buildings containing flats cannot use Schedule 2 Part 1 because of property type, but the public planning route still follows the defined external work and history, while landlord consent follows the executed lease.
