A Putney side return is a specific piece of the terrace, not a general rear extension. The bay-fronted Victorian and Edwardian houses on the streets running between the Upper Richmond Road and the Heath were built with a rear closet wing — the back addition or outrigger — set to one side of the plot, leaving a narrow passage of open ground running alongside it to the boundary. That strip is often little more than a metre or so wide and does almost nothing except carry drains and daylight. The side-return infill roofs it over and pulls it into the house, so a cramped galley kitchen beside the outrigger becomes a square room the full width of the plot. Understanding that you are capturing the passage beside the wing — not building further into the garden — is what separates this project from a rear extension, and it governs every technical decision that follows.
Drainage is usually the first real constraint, because the side passage is where the terrace's waste runs. A soil and vent pipe from the bathroom above, rainwater downpipes from the outrigger roof, a gully, and a below-ground drain running along the boundary are commonly all sitting in the strip you want to build over. The scheme has to either divert those runs or build over them, and where the drain is shared with neighbours or has become a public sewer, a build-over agreement with the water authority is needed before work proceeds. We survey the drainage early and set the floor level, the new inspection access and the diverted stack at design stage, because discovering a live sewer under the slab after the walls are up is the classic way a side return stalls.
The boundary is the second defining issue, and it is almost always a party wall matter. The infill is built right up to — or on — the line that divides you from the neighbour, whether that is a low party fence wall along the old passage or the flank of the neighbour's own rear wing. Building astride the line, raising the boundary wall to carry the new roof, or excavating a foundation close to the neighbour's structure all engage the Party Wall etc. Act 1996 and require notices to the adjoining owner. In Putney's tight terraces the neighbour on the return side may already have built their own side extension, which changes the boundary condition and the weathering of the junction, so we establish exactly what is there before detailing the wall.
Structurally, the point of the exercise is to remove the flank wall of the outrigger so the old kitchen and the new infill read as one room. That wall is load-bearing — it carries the outrigger's upper floor and roof — so taking it out means inserting a beam, typically a steel that either spans as a single member or forms a goalpost with posts down to new pad foundations at each end. Where the original rear wall of the main house is also opened up to join the spaces, a second opening and beam come into play, and the two have to be coordinated so loads find a proper path to the ground. A structural engineer designs and calculates the steelwork; we set out the openings, the padstone bearings and the corner posts so the finished room is genuinely open rather than interrupted by a column in the wrong place.
Because the infill roofs over the passage that used to bring side light and air to the middle of the plan, daylight has to be designed back in deliberately. The usual answer is glazing in the new roof — a continuous rooflight or a glazed run along the length of the return — so light drops into the deep part of the kitchen that the infill would otherwise darken. Along the boundary the new roof meets the neighbour's wall or their own extension, so a valley or upstand gutter and a properly weathered junction are needed to carry rainwater away without relying on their building. At the garden end, the threshold and doors are set to sit level with the paving and to hold the daylight the room now depends on. Getting the roof glazing and the boundary junction right is what makes a side return feel bright rather than merely bigger.
The route through is a coordinated one. We measure the house and the passage, confirm the drainage and boundary condition, and test whether a pure side infill, or a side return combined with a small rear projection to make an L-shaped kitchen-diner, suits the plot. We then confirm the planning position for the address — whether a single-storey infill can rely on permitted development or, more often in Putney's conservation streets, needs a householder application to Wandsworth — and prepare the drawings on that basis. Once the principle is settled we produce the building-regulations package covering the structural openings, the drainage and build-over, the roof glazing, insulation and weathering, and identify the notifiable neighbours so the party wall process runs in parallel. The result is an infill that squares off the house without the drainage or boundary surprises that derail badly planned returns.
